HEVF 1 has signed four contracts of ​​7 500 sqm at the Wola Center in Warsaw

Hines announces that the Hines European Value Fund (HEVF 1) has signed four contracts for the lease of office space with a total area of ​​7 500 sqm at the Wola Center in Warsaw.

Wola Center, owned by the Hines European Value Fund (HEVF 1), consists of four modern A-class buildings, offering a total of 34,930 sqm office and commercial space. It will become a new headquarters for three tenants: a software company – Mobica, a furniture company and an international IT company. Wolters Kluwer, a professional service provider, extended its contract. All contracts are long-term, signed for at least five years.
Wola Center is located in a well-connected location, close to the subway and Warszawa Ochota railway station. It offers an elegant patio with an area of ​​1,000 sqm, a new coworking space in the lobby, green terraces, as well as an extensive infrastructure for cyclists – parking, stands and changing rooms with showers. Motorists have at their disposal a two-level car park for 319 cars, where chargers for electric and hybrid vehicles will also be installed. The Wola Center office building has a BREEAM certificate at the “Excellent” level.

“Thanks to these four contracts and the lease of space on the ground floor by the LUX MED Group at the end of last year, Wola Center continues to record a strong increase in tenant activity,” says Patrycja Zyśk, leasing manager at Hines Polska. “It is a top class building in a great location with fantastic amenities. Its high-quality surfaces, supported by strong ESG references, distinguish it as one of the best buildings in Warsaw,” adds Patrycja Zyśk.

The first of the new tenants to sign the contract with Hines is Mobica, based in Manchester, UK, with offices in Europe and the United States. It will take up almost 1,400 sqm gross office space on the 6th floor of Wola Center. Legal advice for Mobica was provided by the law firm Piotr Bocianowski. The tenant was supported by Savills consulting company in choosing the location and negotiating lease terms.

“Wola Center is a perfect place for a seat and showcase for our company. Professional service, good location, flexible space and other amenities convinced us to choose Hines,” says Michał Kaczmarek, Global Business Support and Real Estate Manager at Mobica.

The second major tenant is an IT company that has leased over 2,500 sqm gross space on the 2nd floor of the building. Savills advised the tenant in the transaction.

The third tenant – a company dealing in designing and implementing office furnishings, will occupy over 440 sqm gross space on the ground floor of the facility. In the process of signing the contract, the company was supported by experts from Hamilton International.

HEVF 1 also extended its cooperation with Wolters Kluwer Polska for 6 years. The company occupies nearly 3,650 sqm office space on the 3rd floor in Wola Center. The tenant was supported in the process of preparing the new contract with the consulting company CBRE. DPPA has supported the landlord in all of the above contracts.
