High demand for 3-4 room apartments and houses in North Bucharest

Recent analysis by North Bucharest Investments reveals a strong preference for 3-4 room apartments and houses among prospective residents and investors in the northern area of Bucharest. According to the findings, 70 percent of individuals seeking to live in this region prioritize spacious living accommodations, while 85 percent of investors opt for smaller 2-room apartments or studios, emphasizing potential rental income or resale value.

In North Bucharest, the majority (70%) of prospective homebuyers are focusing on 3-4 room apartments or single-story houses, primarily in the Pipera and Tunari areas. These buyers typically consist of families with one or two children who prefer properties with ample balconies or terraces and value serene surroundings. Intermediate floors that offer peaceful views are particularly sought after.

Another significant segment (25%) of North Bucharest Investments’ clientele prefers two-room apartments. These buyers are often young couples without children who prioritize proximity to public transportation, especially subway stations, as well as amenities like shopping malls, fitness centers, and medical clinics. They generally prefer higher floors for their residences.

The remaining 5 percent of buyers are interested in studios, ideally situated near metro stations. This group typically includes young singles relocating to Bucharest for educational or career opportunities.

For investors, two-room apartments are in highest demand, comprising 60 percent of investment inquiries. These apartments typically start at 52 square meters and are favored for their potential rental yields. Proximity to public transport (within a 5-minute walk), shopping centers, and medical facilities are key considerations for these investors.

Twenty-five percent of investment interest is directed towards studio apartments, suitable for both long-term rental and resale purposes.

A smaller segment (15%) of investment buyers shows interest in 3-4 bedroom apartments and penthouses located in premium complexes, primarily for long-term rental opportunities.

Interest in North Bucharest properties extends beyond local residents, attracting attention from international buyers as well. “We have noticed an increase in inquiries from Western Europe, particularly from Romanian expatriates residing in countries such as Germany, Israel, the United Kingdom, Moldova, and the United States of America,” says Vlad Musteață, CEO of North Bucharest Investments. “These clients are drawn to the lucrative rental returns offered by properties in Romania.”

While initial interest surged from Ukraine during the onset of conflict, recent trends indicate a broader appeal among Western European expatriates seeking investment opportunities in Bucharest’s northern districts.

In summary, the demand for 3-4 room apartments and houses remains robust in North Bucharest, driven by both residential buyers and investors looking to capitalize on the region’s attractive property market dynamics. As preferences and market conditions evolve, property developers and investors alike are adapting to meet the diverse demands of this dynamic real estate market.
