Real estate manager HIH celebrated the topping-out ceremony for the third building of the Zalando headquarters complex together with ZECH Hochbau AG and the future tenant Zalando SE.
In his speech, Hans-Joachim Lehmann was proud of the construction project, “A property is currently being built here as part of a landmark complex in the center of the German capital. The building impresses with its unusual and modern architecture and high sustainability standards. We look forward to the long-term partnership with Zalando.” The project will be implemented in an HIH individual fund. After the planned completion in 2023, the property is leased to Zalando on a long-term basis and will continue to be operated by HIH.
The BHQ Z building completes the existing Zalando headquarters complex with the two buildings O and X near Mercedes-Benz-Platz in Berlin-Friedrichshain. The designs for the entire complex come from the renowned architectural office HENN. “The architecture of the Z-Building represents a next-generation working environment. It completely dissolves the boundaries between fixed and collaborative, public and private, and digital and analogue workspaces. In this way, the office becomes the central marketplace for the exchange of ideas,” explains Martin Henn, Managing Director of HENN and Head of Design.
“Even though we have been able to determine over the past two years that collaboration works very well in a set-up that is heavily influenced by mobile working, the office remains an important place for creative encounters for us,” says Raimund Paetzmann, Vice President Corporate Real Estate by Zalando. “The BHQ Z with its open building structure creates an ideal environment for this – not only as a flexible working environment for our employees, but also as a place for collaboration with our partners. Today’s topping-out ceremony is an important milestone on the way to implementing this vision and we would like We would like to thank HIH and all partners involved in the construction for the good cooperation.”
The BHQ Z has a total rental area of 12,900 sqm. The house will be open to the public from the ground floor to the second floor. Among other things, flexible rooms for events and exhibition areas are planned here. Modern office and meeting rooms as well as common areas for employees are planned for the upper floors. The underground car park offers 28 car parking spaces with e-charging stations and 160 bicycle parking spaces. The entire office building is operated with green electricity. In addition, it has already received a gold pre-certificate from the German Sustainable Building Council (DGNB).

This has already presented us with challenges and there are certainly more to come.
