HIH Invest Real Estate (HIH Invest) announces the completion of the twentyone office building in Berlin. The new building at Saarbrücker Strasse 21 in Prenzlauer Berg complements an ensemble of buildings on the site of the former Königstadt brewery, which HIH Invest manages for an institutional investor. The general planner of the building is NDC Projektentwicklung GmbH. The renowned Tchoban Voss office is responsible for the architecture.
The twentyone comprises 6,150 square metres of gross floor space on six upper floors. There are also two basement levels including technical, sanitary and storage rooms as well as an underground car park with twelve parking spaces with facilities for e-charging stations. A total of 406 square metres of terrace space is available on the first floor, as a roof terrace on the top floor and as a Japanese garden on the ground floor.
The building is almost fully let. The personnel service provider ZenJob occupies 2,915 square metres, while the auditing and consulting firm Ebner & Stolz has rented 2,150 square metres as well as storage space and parking spaces. Martin Schubert, Head of Letting Berlin at HIH Real Estate, explains the letting success: “Companies’ demands on their space have changed significantly in recent years. Flexible space layouts with high quality, optimal locations and good transport connections are important. We have responded to the current challenges of the letting market accordingly. We offer customised advice for companies with tailor-made office concepts. This has also enabled us to impress our clients with the rental space in twentyone.”
HIH Real Estate’s asset management team developed the concept for the building, which now blends harmoniously into the existing ensemble of buildings, during the challenging COVID-19 phase and then managed its implementation with the commissioned architect and project developer.
Architecturally, the task was to take into account monument protection requirements on the former brewery site and to uncover and integrate a ground monument, the historic beer cellar of the Königstadt brewery. To ensure an unobstructed view of the historic malt house building, the new building was constructed with an open steel and glass façade and a twisted cantilever of the upper floors. In addition to the property’s state-of-the-art technical equipment, highlights include a small wind turbine that ensures the building’s energy supply.
“As asset managers, we explore the possibilities for increasing the value of a property. This includes identifying and utilising space potential. We have made optimum use of a brownfield site on the premises and realised a prestigious building on it. The ensemble includes two other properties. One property in the historic building portfolio of the former Königstadt brewery is the old malt house from the 19th century at Saarbrücker Strasse 20. The second property is an office and commercial building at Schönhauser Allee 10-11 from 1997, the Königstadt-Terrassen.
