Hines, the global real estate developer and manager, announces that it has signed three new leases for space at Wola Center in Warsaw on behalf of the building’s owner, Hines European Value Fund (HEVF 1), during the last quarter of 2023.
The new long-term contracts total more than 4,500 sq m of space:
– A large IT services, consulting and business solutions company, has leased over 3,650 sq m of office space, approximately 50 sq m of warehouse space and 10 parking spaces;
– Orlik & Partners, a law firm, took 750 sq m of office space;
– Approximately 94 sq m of retail space was allocated to a hair salon located on the ground floor. The lease agreement for a commercial unit with the Żabka chain of shops was also extended.
The Wola Center complex has a BREEAM In Use certificate at the “Outstanding” level. It offers a total of 34,930 sq m of office, coworking and retail space, as well as first-class amenities for tenants, including an elegant patio, green terraces and extensive infrastructure for cyclists, including racks and showers.
The building is well located, situated at 33 Przyokopowa Street in Warsaw’s Wola district. Thanks to its proximity to an important traffic junction, the underground and the Warsaw Ochota railway station, it is well connected with other districts of the city and suburban towns. Wola Center provides excellent connections and facilities for cyclists, and has a car park with 121 public spaces and 249 reserved for tenants. Electric vehicle charging stations are also installed in the building.
– Due to the dynamic growth of Orlik & Partners law firm and the need to provide our clients with an additional range of services dictated by it, there was a need to find new office space in a prestigious location. The high comfort, excellent location and modern solutions that we will offer to our clients, employees and associates from the new year will ensure the possibility of further development of the Law Firm and will undoubtedly contribute to the effective implementation of the strategy and actions that we want to implement in the near future – says mec. Konrad Orlik, Managing Partner of the Law Firm Orlik & Partners.
“Wola Center is an attractive location for companies from various industries, as evidenced by the new contracts we have finalised over the last months of 2023. Undoubtedly, one of the main assets of the office building remains its location in the developing business district of Warsaw. In addition, our tenants know that Hines will go to great lengths to create a first-class headquarters for their business in Wola Center, offering modern and flexible space, a high level of building security, including IT, and a major focus on sustainable development integrated with best-in-class management services,” concludes Patrycja Zyśk, Leasing Manager at Hines Polska.
Hines was supported by DPPA Law Firm during all processes, while JLL represented the IT services company.
