Housing construction in the Olomouc Region fell sharply in 2021. The construction of 1,690 dwellings was started, which was 11.8 percent less year-on-year, according to preliminary data from the Czech Statistical Office. Housing construction in the region fell by 8.2 percent year on year after the previous growth, as a significant part of the construction season was marked by a coronavirus pandemic. In 2019, housing construction in the region increased by 2.3 percent.
New construction in the Olomouc Region accounted for 1,402 dwellings last year and 288 dwellings for alterations to completed buildings. Last year, the construction of 1138 flats was started in new family houses and 258 flats in apartment houses. Construction of 35 flats began in non-residential buildings.
Last year, builders started building 45,244 flats throughout the Czech Republic, up 28.3 percent year-on-year. The highest increase in the number of housing starts started was recorded in Prague, by 123.7 percent. Apart from the Olomouc Region, housing construction fell in 2021 only in the Pilsen Region.
Housing construction in the Olomouc Region also decreased in 2020. At that time, construction began on 1,917 dwellings, down 8.2 percent year on year. Of the total number of housing constructions started the previous year, 1,675 were for new construction. The construction of another 242 flats was started in completed constructions. In 2019, the construction of 2,089 dwellings in the Olomouc Region began, the number of which increased by 2.3 percent year-on-year and was the second highest in the last 11 years.
Housing construction has revived in recent years, mainly in Olomouc, where several large housing projects are now being prepared, built or completed. Developers are building apartments in the Slavonín district, and others have been built on the premises of the former telecommunications company SPT Telecom on Tabulový vrch. Sochorova stavební is building more than 300 flats on the site of the former barracks in the center of Olomouc. The development company Link City Centrum NS will build over 200 flats in two stages in the area of former malthouses and freezers.
Last year, due to the high demand for flats, the Redstone development group expanded the construction of the first stage of the Šantovka Living project from the originally planned two apartment buildings to four. The number of flats on offer has thus doubled to 68. The Redstone Group has suspended the Šantovka Living project of more than 200 flats at the beginning of 2020 due to high construction costs.
