NVESTIKA realitní fond, an open-end mutual fund, has successfully completed the acquisition of a majority stake in the Szyperska Office Center administrative complex in Poznań. For the first time in its existence, the fund is expanding its portfolio beyond the borders of the Czech Republic. The seven-storey building of approximately 19,000 m2 of leasable area and panoramic views of the Warta River becomes the twenty-sixth property in the fund’s possession. The building offering modern office and retail space is located in the immediate vicinity of the very center of Poznań, with its excellent transport accessibility.
The office building is completely leased to quality international and Polish companies. Major tenants include Volkswagen, Alior Bank and Mirantis, as well as state institutions represented by, for example, the local labor office. “The acquisition of the administrative building in Poznań was preceded by a detailed analysis of the Polish real estate market, which is the largest commercial real estate market in Central and Eastern Europe,” commented Petr Čížek, Chairman of the Board of Directors of INVESTIKA, investiční společnost, a.s.
Poland remains the dominant capital market in the region even during the COViD-19 pandemic, which only confirms its robustness and popularity with investors. Poznan, with a total population of more than half a million, is one of Poland’s main transport and shopping hubs and one of the main academic and cultural centers due to its location between Warsaw and Berlin. ”With this acquisition, the fund diversifies its portfolios beyond the Czech Republic. It thus acquires a property that brings a long-term attractive and stable return. The 100% leased building is used by approximately 30 tenants from state organizations and creditworthy commercial entities.
The complex is a popular destination for tenants in Poznań due to its central location, accessibility by public transport, spacious and flexible layout of the floors or access to daylight from all sides of the building. The building meets the standards of today’s modern office buildings, including an underground car park, a common reception or terraces on higher floors. We managed to carry out cross-border trade in the planned time horizon despite the complicated situation due to the pandemic, “added the Chairman of the Board of DirectorsPetrČížek.
