As the T1 mall in Tallinn nears completion, concerns are emerging that the retail market in the city is already full leaving no room for a mammoth 130,000 sqm shopping center in the market. Allan Remmerkoor, a real estate developer at Pro Kapital wrote in Äripäev that turnover at the major shopping centers in Tallinn grew 4 percent less in 2017 compared to 2016. However, large scale redevelopments at the Kristriine shopping center and major road works around the Rocca Al Mare reduced the number of shops open for business and footfall respectively. Despite these works Rocca Al Mare increased its turnover in 2017 by €2 million and the open stores in the Kristiine center saw increased sales rates. Although retail growth remains strong, Remmerkoor notes that e-commerce is having a significant impact. Is there space in the market for the T1 centre? Only time will tell.
