Office demand in the first quarter of 2020 was 360,000 sqm, with markets outside Warsaw accounting for more than 220,000 sqm. Kraków accounted for 28 percent of demand, followed by Wrocław with 22 percent, and the Tri-City area with 15 percent. These three markets also had a high level of activity from tenants in the IT sector , where one of the leading technology companies leased 37,000 sqm in total. “In the first quarter of this year, eight out of 10 of the largest transactions outside Warsaw were signed by tenants from the IT sector, and the demand generated by these types of companies accounted for nearly 60 percent of total tenant activity on regional markets,” said Karol Patynowski, director of regional markets at JLL. “In the following months, some transactions may be put back, but it is worth noting that there may be an increase in interest from companies in the BPO/SSC sector. In the past years, we have proven many times that the Polish market guarantees business continuity and cost optimization. These two aspects are now even more important and the inflow of investments from the business service sector means stable demand for offices.”
