The KanAm Grund Group has participated in the Svanemølleholmen (formerly Holm 8) project in Copenhagen with a joint venture for a special institutional real estate fund in the heart of the developing urban quarter in the North Harbor. The northern harbor of Copenhagen is an attractive destination for many international tenants due to its proximity to the water. This is particularly evident from the large number of well-known companies located there such as BlackRock, SAP, PFA Pension, Accura, Kromann Reumert, and Cisco Systems that are tenants in the Nordhafen. The United Nations (UN) and the German embassy also chose this attractive location. The property will act as the new headquarters for Nykredit and AP Pension Livsforsikringsaktieselskab (AP Pension Liv). It has a planned area of c. 75,000 sqm divided into three buildings with completion due in 2024. An environmental certification according to the German standard DNGB in gold is anticipated. The parties agreed not to disclose the price.
Seller and Joint Venture Partner is AP Pension, which is the fourth largest commercial pension company in Denmark. The agreement is a confirmation for AP Pension that it is a great project on Svanemølleholm in Copenhagen, which the company is working on. AP Pension looks forward to the future collaboration with KanAm Grund Group.
The KanAm Grund Group has also recently acquired a building in the so-called Haussmann style in the center of Paris not far from the Champs-Elysées in the Rue Marbeuf in June for the same investor, a north German pension fund, which will be repositioned for the investor. In addition to the two central offices, the project in Copenhagen will include additional offices with up to 450 workstations and a shared parking garage with around 277 parking spaces for cars and around 1,500 spaces for bicycles. In addition, a publicly accessible “folk kitchen” (“Folkekøkken”) as well as fitness and sauna areas are planned, as well as a roofed terrace area at roof level with an orangery or cafe.
This deal joins a growing family of real estate special funds from the KanAm Grund Group for institutional investors. The Frankfurt-based KanAm Grund Group is continuously expanding these portfolios for institutional investors.
