27 April 2022

The LCube warehouse developer has acquired a new shareholder. Ryszard Wójcik, the owner of the Sindbad Group, has joined the founders and originators of the project – Adrian Biesaga and Michał Stachura as well as Adamietz. In the opinion of the company’s authorities, this will allow for an increase in the scale of the conducted activity and means support in the scope of financing further investments.

Sindbad is one of the largest transport companies in Europe, and in Poland a clear leader among coach carriers, which has been operating on the market since 1983. In 2019, the Group expanded its activity to the real estate sector and, through its subsidiary Sindbad Dom, began implementing housing investments in Opole. With the Sinbad Group, LCube is already working on the construction of the Logistic Park Wrocław complex, which is being developed in a joint venture with one of the group’s companies – Sinbad Finanse.

“An important element of our strategy is to make quick, flexible decisions regarding the acquisition of new investments and land. In the current market situation, it is even of key importance for individual entities on the warehouse market. Thanks to the new shareholder, we gain even more certainty and financial resources that will allow us to both increase the scale of investments in the future and the pace of acquiring new land for further logistics parks,” said Adrian Biesaga, board member, Head of Development at LCube.

LCube is currently running 4 warehouse investments. The aforementioned Logistic Park Wrocław, which will ultimately have 55,000 sqm. Another facility is under construction in Rzeszów, the first stage of which has been commercialized and tenants have moved into the facility. Ultimately, the complex will have 24.4 thousand sqm.

“In the case of one of the tenants, we are still waiting for an occupancy permit for the office part, and the logistics part has been operating since December last year,” said Biesaga.

Another facility in the company’s portfolio is LCube Logistic Park Szczecin Goleniów, for which the general contractor was recently selected – EastWave Building Company, to which the construction site was handed over.

LCube also has a plot of land in the vicinity of Strzelce Opolskie, which is an excellent location for BTS (“build to suit) and BTO (” build to own “) warehouses.

“Our plans remain the same. We aim in particular at acquiring plots of land in western Poland in key warehouse markets. We are close to acquiring investment land in the western part of Poznań, which has approximately 60 hectares. Recently, we have also managed to reserve an interesting plot of land in Mszczonów with an area of 8 ha. Not without significance is the very strong connection of the Sinbad Group with the Opolskie Voivodeship, which is one of the key markets for the warehouse industry. We hope that thanks to the experience of our new shareholder, we will gain an advantage in this particular region, where we are not yet sufficiently represented,” adds Adrian Biesaga from LCube.

One of the pillars of the LCube strategy is also concern for the environment and implementation of the sustainable development strategy. The company has started work on its own ESG strategy and is preparing for reporting in this regard. As the developer emphasizes, all facilities built by LCube will be BREEAM-certified and will focus on ecological and energy-saving solutions.
