LCube sells 11,000 sqm warehouse project near Szczecin

8 December 2022

LCube has finalized the sale of a company that owns a plot of land along with an investment project involving the construction of an industrial and logistics park in GoleniĆ³w near Szczecin. The buyer is a fund managed by IPOPEMA Towarzystwo Funduszy Inwestycyjnych S.A. The agreement on further cooperation between the investor and the developer stipulates that LCube will continue to be responsible for the implementation, and commercialization of the project. According to the assumed schedule, the new warehouse will be delivered to the market in the first quarter of next year.

Construction work on LCube Logistic Park Szczecin Goleniow began as early as mid-July. The new investment is located in Łozienica, within the GoleniĆ³w Industrial Park, in close proximity to the S3 and S6 expressways and the A6 highway leading to Berlin. The park’s excellent location will enable tenants not only to quickly distribute goods to the Polish market, but also to Scandinavia, Germany and further to the West.

The park in Goleniow will offer tenants 11,000 sqm of modern warehouse space and 1,100 sqm office space. The entire project will be built to the highest standard of fire resistance, above 4,000 MJ. LCube Logistic Park Szczecin GoleniĆ³w has been designed in accordance with BREEAM certification criteria at the “very good” level.

“The transaction we managed to complete is not only a huge success for us, but also proof that the capital market, despite the difficult situation in neighboring Ukraine, is still interested in the best, well-located and well-connected warehouse projects in Poland. It’s also proof of the confidence our partners and investors have in the competence and market knowledge that our relatively young company possesses,” says Michal Stachura, board member, Head of Finance at LCube. “We decided to build warehouses near Szczecin, which is becoming an important hub on the logistics map of Poland and Europe. Due to its proximity to Germany and Scandinavia, extensive road infrastructure and proximity to the seaport, LCube Logistic Park Szczecin GoleniĆ³w creates great opportunities for business development of logistics, manufacturing and e-commerce companies. The park’s location has already been appreciated by one of the leading courier companies on the Polish market, which has signed a lease agreement in the investment for 2,500 sqm of modern warehouse space,” he adds.

In addition to the GoleniĆ³w investment, LCube is currently developing four other projects: LCube Logistic Park Poznań (275 thousand sqm), LCube Logistic Park RzeszĆ³w (25,800 sqm), LCube Logistic Park Wrocław Dobrzykowice (almost 60 thousand sqm) and LCube Logistic Park MszczonĆ³w (about 33 thousand sqm).

In addition to successfully acquiring new projects, LCube’s ongoing strategy focuses on activities that identify tenants’ needs and offers solutions that fit in with ESG tasks. As the developer emphasizes, all facilities built by LCube will be certified under the BREEAM system and will focus on green and energy-efficient solutions
