Liberec will increase rents in city flats by the inflation rate, i.e. 15.1 pct, starting this July. Apartment users will pay hundreds of crowns more, announced Deputy Mayor Jan Hruška (Pirates).
“However, even after the increase, the rent in city flats will not reach even half of the market rent,” Hruška said. According to him, the average rent is around CZK 227 per square meter. “In our nursing homes (DPS), the rent will be CZK 55 per square metre after the increase and CZK 93 per square metre in starter flats, for example,” he added.
Until now, tenants in DPS flats pay CZK 48 per square metre and in starter flats around CZK 81. In standard social flats, the price per square metre will rise from the current CZK 91 to almost CZK 105 from the summer. “If I take the most vulnerable group, such as the elderly, for example, in a 30-metre flat in a nursing home there is an increase of CZK 200. For example, in a 40-metre starter flat, it’s about 400 crowns, depending on the exact metres,” the deputy minister said.
Liberec rents 1,226 flats. Its residents will see their rent rise after exactly one year. Last year, since July, the city increased rent prices by 20 percent for most apartments. The significant increase was justified by the rising costs of repairs and investments in flats and by the fact that three years earlier it had not adjusted rents in any way. According to Hruška, the money collected in rent should be used for the development of the housing stock. “The city collects 32 million in rent annually and I will advocate for that amount to be reflected in the quality of the housing stock, whether it is small repairs such as bells, doors, paintings, and at the same time we are currently completing a new apartment building in Žižkov, where 49 apartments will be built,” he said. According to him, project documentation for the second stage of the construction of flats in the Na Žižkově locality will also be prepared. “We are also preparing a project for caretakers, which will improve the quality of life in the city’s apartment buildings,” he added.
