LIP Invest acquires new 41,500 sqm logistics centre in the Rhine-Neckar region

LIP Invest acquires in Dannstadt-Schauernheim, Kurzer Weg / Riedstraße, a logistics centre under construction for one of its logistics funds. It is already fully leased to the IFCO Systems Group.

The project development is being realised as part of a forward funding deal with Panattoni, who is responsible for the overall management of the process. The completion of the distribution centre is scheduled for the end of the third quarter of 2022. Goldbeck Südwest, branch office Rhine-Neckar, is acting as general contractor. During the acquisition process, LIP received legal support from Ashurst, tax support from Ebner Stolz as well as from ES EnviroSustain for the ESG due diligence. Mocuntia took over the technical due diligence as well as the construction controlling.

On a site of around 41,500 sqm, 20,000 sqm of hall space, 2,200 sqm of mezzanine space and 1,100 sqm of office and social space are being built. The hall area can be rented separately. The hall height is 9 meters (UKB); the floor load 5 tons per square meters. Another 8,800 square meters serves as traffic and parking space with 54 car and 6 truck parking spaces. In addition, a turning circle for trucks and a spacious parking area for bicycles will be created. Two underground courtyards, each with 10 ramp gates, as well as two sectional gates at ground level are planned for delivery.

A lot of emphasis is placed on sustainability in the logistics property: the car parking spaces are pre-equipped with a percolating eco-pavement as well as several e-charging stations. The building will be equipped with a resource-saving heat pump and underfloor heating in the office areas. On the roof of Unit 1, LIP and its partner company Avantag Solar will install a photovoltaic system, while a green roof will be planted on top of Unit 2. The outdoor facilities will be landscaped to resemble a park with wildflower meadows and a natural pond. Here, a pavilion and seating will be available to the employees during breaks. The settlement of house sparrows on the logistics site is specifically fostered with a large number of nesting sites. A DGNB Gold certification is being sought for the new building.

The sole user of the logistics property will be the IFCO Group, a leading provider of reusable containers, which supplies more than 14,000 food producers worldwide in the fruit, vegetable, meat, fish, and baked goods sectors with appropriate load carriers. With the new distribution centre in Dannstadt, the company wants to strengthen its activities in the Rhine-Neckar region and is therefore taking a long-term lease.

The new building is located in the Dannstadt-Ost industrial area, where 24-hour operation is permitted. With the immediate proximity of the A65/A61 motorway exit and the Mutterstadt motorway junction, the distribution property is conveniently located. The Rhine-Neckar logistics region has a dense transport network. Due to its location at the intersection of Baden-Württemberg, Hesse, and Rhineland-Palatinate, many sales markets in the surrounding metropolitan areas, such as Mannheim or Heidelberg, can be reached quickly.
