LIP Invest buys last-mile logistics property in the Ruhr region

LIP Invest, a leading provider of special real estate funds in the asset class of logistics real estate in Germany, acquires a mechanized DHL parcel delivery base in Oer-Erkenschwick, Schüttacker 25, for one of its logistics funds. LIP reached an agreement with the seller, Lütkenhaus Immobilien GmbH, a private portfolio holder from the region, in an off-market transaction.

Mehltretter Real Estate from Dachau advised the seller during the purchase process. The Brüninghoff Group from Heide constructed the building as general contractor. LIP received technical support for the purchase from orange recon GmbH (Frankfurt am Main), legal support from LPA (Munich), tax support from RSM Ebner Stolz (Hamburg) and for the ESG due diligence support from ES Enviro Sustain (Berlin).

The total rental area of the parcel distribution center is around 5,000 square meters. The property has 6 ramp gates for trucks, 43 Sprinter gates and a ground-level gate. Due to the access options on both sides, the property is also suitable for use as a transshipment property and is therefore highly suitable for third-party use. To meet future requirements, the logistics property will also be equipped with e-charging stations.

The DHL Group has been using the property at the Oer-Erkenschwick site since 2014. From here, the parcel service provider DHL delivers parcels from the e-commerce sector to private individuals as well as between suppliers and professional buyers (B2B) in Oer-Erkenschwick and the surrounding municipalities of Recklinghausen, Datteln, Waltrop and Herten.

At peak times, up to 20,000 parcels are delivered from the site. In 2023, shipments totaled over 3.2 million parcels.

The logistics property is conveniently located close to one of the most densely populated regions in Germany and has excellent transport links: The entire Ruhr region and western Münsterland can be reached quickly via the A2 and A43.
