LIP Invest buys logistics property in Kerpen from OSMAB

LIP Invest, leading provider of special real estate funds in the asset class of logistics real estate in Germany, acquires a logistics centre in Kerpen, Heisenbergstraße 19a, for the Logistics Fund IV. The seller is the property company Kerpen LPK 7 GmbH, a wholly owned subsidiary of OSMAB Holding AG, a Germany-wide investor, project developer, asset manager and property owner. LIP was supported in the purchase process of the off-market transaction technically by albrings+müller, legally and fiscally by LPA-GGV and in the ESG due diligence by Stane.

With the current purchase and two ongoing acquisitions of new buildings, the fund portfolio of the LIP Logistics Fund Germany IV increases to more than 250 million euros. With further acquisitions, the fund, which currently consists of 10 properties, is expected to reach its target volume of around 400 million euros by mid-2023.

Thanks to our long-standing cooperation with OSMAB and the experience gained from several joint property acquisitions, we were finally able to secure this high-quality distribution centre for our Logistics Fund IV in an off-market procedure,” Bodo Hollung, Partner and Managing Director of LIP Invest, is pleased to report.

With our first-class as well as energy-efficient building quality and equipment, which includes the complete use of the roof area for a photovoltaic system, we are setting standards in the logistics sector.”

The modern distribution centre with around 11,600 square metres of warehouse space, approx. 1,100 square metres of office space and 1,050 square metres of mezzanine space was built in 2021. The logistics area is divided into two halls, each with 5,000 and 6,500 square metres. Fire-protection sliding doors enable separate rental of the hall areas. With a hall height of 12 metres, a surface load of 7.5 tonnes and water hazard class 2 sealing, the logistics property is highly suitable for third-party use. The hall can be accessed via 14 ramps and 2 ground-level gates.

Long-term lease to sanitary specialist retailer Gottfried Stiller

A long-term lease has been agreed with the tenant, Gottfried Stiller GmbH. The sanitary wholesaler operates several stores under the “MEGABAD” label in the greater Cologne area. The company headquarters of Gottfried Stiller GmbH is also located in the immediate vicinity. Storage and packaging activities for the supply of the other locations as well as orders from the large online shop are handled in the logistics centre. In total, more than 500,000 articles are stored in the logistics hall.

The region around Cologne has an extremely strong infrastructure: for both all-German and European distribution, the location is very well connected with the A1 and A4 motorways, several ports and goods traffic centres as well as Cologne Bonn Airport.
