LIP Invest buys new 12,000 sqm logistics property at Frankfurt Airport

LIP Invest, leading provider of special real estate funds in the asset class of logistics real estate in Germany, acquires a recently completed logistics centre in Mörfelden-Walldorf, An der Brücke 13-17, for one of its logistics funds. Following the purchases in Bad Fallingbostel and Hildesheim, this is already the third logistics property for LIP with Coca-Cola as a tenant. It was sold and realised by bauwo Grundstücksgesellschaft, an experienced project developer from Hanover. Köster GmbH acted as general contractor. In the acquisition process, LIP was supported legally by REIUS, fiscally by Ebner Stolz and in the ESG due diligence by ES EnviroSustain. Kroll REAG took on the technical due diligence and construction controlling.

A modern logistics property with a total rental area of around 12,000 square metres was built on a site area of around 30,000 square metres. The hall height is 10.5 metres with a floor load capacity of 7.5 tonnes. The five ground-level access gates for lateral loading and unloading are particularly suitable for the distribution of the beverage manufacturer Coca-Cola. An extension of the delivery options is possible at any time with little effort, as a further eight ramp gates have been structurally pre-equipped. With the multi-sided delivery, a high third-party useability of the logistics property is given.

The paved outdoor storage area takes up about 2,100 square metres. In addition, the property has 20 truck and 51 car parking spaces, some of which are equipped with e-charging stations. LIP’s partner company AvanLog Solar is installing a photovoltaic system with an output of approx. 1 megawatt on the roof surfaces of the logistics property. A DGNB Gold certification is being sought for the new building, which can also be reached by public transport.

New distribution and logistics hall for Coca-Cola

Coca-Cola Europacific Partners Germany is relocating its current site from Liederbach am Taunus in the Rhine-Main region to Mörfelden and is renting on a long-term basis. The beverage manufacturer put the new logistics centre into operation at the end of July 2022. Since then, up to 20,000 crates a day are being delivered by the company’s own fleet of trucks. More than 300,000 crates and thus around 3.5 million bottles can be stored and picked in the new logistics property. Especially the classics like Coca-Cola, Fanta and Sprite are delivered from here to the Rhine-Main region.

The company benefits from numerous nearby motorways: There are connections in all directions via the A3 and A5 motorways, which facilitates the efficient distribution of goods. The Mörfelden location is also characterised by its immediate proximity to Frankfurt Airport, which is only nine kilometres away. Further distribution possibilities, also for trimodal transports, exist via the Frankfurt East and West terminals.

Our strategy of keeping at it early on in project developments has also worked here. We were able to support during the acquisition of the land and ultimately secure the new building by continuing to provide close support. In this way, we are always able to acquire attractive properties for our funds from our large network. For our LIP Logistics Fund Germany 4, which was launched at the end of 2021, we have already secured 10 properties” says Bodo Hollung, Managing Partner and Director of LIP.
