LIP Invest buys newly built logistics property in Leipzig

LIP Invest, leading provider of special real estate funds in the asset class of logistics leal estate in Germany, acquires a new distribution centre in Leipzig, BMW-Allee 16, for its “LIP REAL ESTATE INVESTMENT FUND – LOGISTICS GERMANY IV”. LIP reached an off-market agreement with the seller and project developer, Elflein Immobilien GmbH, on a sale and lease-back transaction. During the purchase process, Mocuntia took over the technical, LPA the legal and tax due diligence an ES Enviro Sustain the ESG due diligence for LIP Invest. The new building will be completed this month.

A logistics hall with a total rental area of 9,700 square meters was built on a site area of 23,000 square meters. Of this, 8,600 square meters are hall space, 500 square meters are for office and social areas and about 600 square meters are for two loading tunnels. Both have two ground-level access gates. Furthermore, there are access possibilities via six ramp gates for trucks and two roofed gates at ground-level.

The hall with a height of 10.25 meters is designed for the storage of hazardous materials up to water hazard class 3. The floor load capacity is 5 tons. During construction, the statics for a photovoltaic system were taken into account, so that the roof surfaces will be equipped with solar modules. The 17 truck and 16 car parking spaces will be pre-equipped with e-charging stations. A covered stand offers space for several bicycles. The logistics property can be reached via Leipzig’s bicycle network as well as by public transport.

New building rented to Elflein E. Mobility Leipzig GmbH:
With its specialisation in transport, warehousing and logistics, the long-established family-owned company Elflein from Bamberg combines various business areas. In Germany, the logistics service provider is represented at 19 locations. The new logistics centre will handle the worldwide distribution of lithium-ion batteries for a well-known car manufacturer as part of a contract logistics order. For Elflein, this is the second location to exclusively handle battery logistics from good receipt, quality inspection and storage to shipping and containerisation of batteries.

Located directly at the BMW plant Leipzig:
The logistics property was built opposite the BMW plant in Leipzig in the industrial park north, which is directly adjacent to the Leipzig Exhibition Centre. The nearest junction of the A14 motorway, which leads in the direction of Dresden and Magdeburg, is only 3 kilometres away. The Schkeuditzer Kreuz motorway junction can be reached in approx. 7 kilometres and connects the site via the A9 towards Berlin and Munich.

“In addition to the good road connections with low congestion, this location offers further attractive distribution options: On the one hand, via Leipzig freight transport centre, which has multimodal connections and enables transshipment between road and rail. On the other hand, the international airport Leipzig / Halle with its 24-hour operation can be used for time-sensitive air freight,” said Jan-Nicolai Tröndle, Head of Acquisition at LIP Invest.
