LIP Invest secures 56,000 sqm of land for new logistics property near Berlin

LIP Invest, leading provider of special real estate funds in the asset class of logistics real estate in Germany, has secured a distribution centre in Oberkrämer for one of its logistics funds. The project, which is about to be completed, is being realised by Panattoni, a leading project developer for logistics and industrial real estate operating throughout Europe. Goldbeck is acting as general contractor. In the acquisition process of the forward funding deal, LIP was supported legally by Ashurst LLP, tax-wise by Ebner Stolz and in the ESG due diligence by ES EnviroSustain. Cushman & Wakefield was responsible for the technical due diligence and construction controlling.

The total building rental area amounts to 26,200 square metres and is divided into 22,300 square metres of hall space, 2,600 square metres of warehouse mezzanine and 1,300 square metres of office and social space. In addition, around 1,700 square metres of paved outdoor storage space and a canopy area of 660 square metres are available. The 12.20-metre-high hall can be divided into three units and accessed via 42 ramp gates and three ground-level access gates. The property offers 19 truck, 106 car and 6 sprinter or swap body parking spaces.

Thanks to a photovoltaic system, the new building also contributes to climate protection: LIP’s partner company AvanLog Solar is installing a photovoltaic system with an output of 2.4 megawatt on the roof surfaces of the logistics property. The tenant can purchase the generated green electricity directly. In addition, e-charging stations are being provided at the site for both cars and trucks, and the property’s biodiversity is being promoted with flower meadows, insect hotels and nesting boxes. A DGNB Gold certification is being sought for the property.

SHK Deutschland is a merger of the Paulsen, Detering and Bergmann & Franz Groups. Bergmann & Franz, a family business with a long tradition, is active in the sanitary, heating, ventilation and tile sector. The company will use the new building as a central warehouse and therefore leases it on a long-term basis. The lease agreement includes green lease clauses, so that a cooperation is guaranteed in terms of sustainable operation of the property. Bergmann & Franz will store and distribute an extensive range of goods in Oberkrämer. In addition, the wholesale company will offer a small showroom and direct sales on site.

With its advantageous location in the northwest of the capital region, the new site is very well situated for distribution. Via the Oberkrämer junction, 1.5 kilometres away, there is a direct connection to the A10 motorway ring, which surrounds the Berlin city area. Via that motorway, the existing infrastructure facilities can be reached quickly.
