LIP Invest, a provider of special real estate funds in the asset class of logistics real estate in Germany, acquires a new logistics building in Rottenburg am Neckar, Mercedesstraße, for the “LIP Real Estate Investment Fund – LOGISTICS GERMANY IV” administered by IntReal International Real Estate Kapitalverwaltungsgesellschaft mbH.
Panattoni is realizing the construction project. Goldbeck International is acting as general contractor. LIP was supported in the off-market deal by Ashurst LLP on the legal side, Ebner Stolz on the tax side and by ES EnviroSustain for the ESG due diligence. Cushman & Wakefield was responsible for the technical due diligence and is taking over the ongoing construction controlling.
With the symbolic groundbreaking ceremony, attended by LIP Head of Acquisition Jan-Nicolai Tröndle, construction work on the logistics property officially began on February 9th. A modern logistics hall with a total rental area of around 13,000 square meters is being built on 30,000 square meters. Completion is scheduled for the end of August 2023. The hall, with a height of 12 meters and a floor load capacity of 9 tons, will be divisible into two units. Unit 1 is being designed as a temperature-controlled storage area for 12-14°C. These refrigerated areas are suitable for the storage of food as well as pharmaceutical products and thus offer comprehensive usage possibilities.
For access, 25 ramp gates and two ground-level gates are planned. The property will offer 64 car and 12 truck parking spaces; a further 55 local transport parking spaces are planned for tractors. A total of 3 e-charging stations for cars and 2 e-charging stations for trucks will be pre-fitted. The subsequent installation of a photovoltaic system has been taken into account statically, so that the charging stations can be operated with solar power. LIP’s sister company AvanLog Solar will equip the roof areas with around 2,600 solar modules. In the future, the electricity generated in this way can be used by the tenants themselves.
New logistics building leased to Dachser on a long-term basis
Once completed, the logistics property will expand Dachser’s branch in Rottenburg. The company is therefore taking a long-term lease. The internationally active logistics provider will use the new distribution center, among other things, for shipments of various customers to and from other European countries. Dachser is planning 35 to 40 new jobs for the site.
Due to the location’s direct link to the A81 motorway, important production centers in the region, including those for the automotive and electrical industries and their suppliers, can be reached within half an hour. The Stuttgart metropolitan region is one of Germany’s most important industrial locations and a conurbation with strong purchasing power and a high demand for regional distribution services. Thanks to its proximity to the University of Tübingen, the location also offers great potential for skilled workers.
