In Moers, Logivest brokered a brownfield area of around 21,000 square meters to Ixocon. The production company previously based there commissioned Logivest to identify a suitable developer and buyer. Logivest found the right project developer in Ixocon Immobilien GmbH & Co. KG. After the demolition work on the existing property, he plans to build a 10,000 square meter state-of-the-art logistics property on the site. Logivest was commissioned with the exclusive marketing of the new building.
The brownfield area in the Moers-Hülsdonk industrial park offers a lot of potential for a new building, because it is fully developed and has an ideal infrastructure for logistics. The site is also in an established location: it is less than three kilometers from the A57 and A40 motorways, and the A42 is only five kilometers away. The area is also well connected to public transport, and it takes just under 25 minutes to drive to Düsseldorf Airport.
“We are very pleased that we have identified an experienced project developer in Ixocon, who will build a logistics property according to the latest standards on this brownfield. There are no new areas for logistics in this established location, some of the land has been built on for decades,” says Kresimir Basic, Head of Letting NRW at Logivest. “The purchase and development of this brownfield area by Ixocon is sustainable from two points of view: on the one hand, because the areas are not sealed but revitalized, on the other hand, because the latest technology and building materials for an energy-efficient logistics property are used in the planning and development. ”
“A modern logistics property according to the EG55 standard with a PV system on the roof is planned. The building application planning, which is currently being drawn up, also leaves the greatest possible freedom for tenant-specific extensions,” explains Stephan Klitzing, project development at Ixocon.
After completion of the user-specific demolition work, the property was handed over to Ixocon. Logivest has been exclusively commissioned to market the new logistics property.
