In an attractive location of Prague 5, on the border of Smíchov and Radlice directly below Dívčí hrady, the construction of an original and timeless development project was started – the Garden Lofts residence in an industrial style. The building includes 22 luxury housing units with terraces, balconies or front gardens, which are now on sale. He is exclusively in charge of the real estate agency Luxent – Exclusive Properties. The project will be completed in the spring of 2023. Construction for the developer is provided by the construction company Swietelsky.
In Pechlátova Street, 22 apartments with a usable area of 39 to 204 sqm and layouts from 1 + kk to 5 + kk will be built in the Garden Lofts project. On the upper floors, there will be units with views of the private garden, including two stylish lofts 3 + kk and 5 + kk with roof terraces and panoramic views of Prague. The first floor then belongs to the apartments with a garden, at the end of which there will also be an atypical separate garden room with complete sanitary facilities and the possibility of retrofitting, suitable for example for a guest room or garden kitchen. Of course, there will be cellars and underground parking spaces with the possibility of recharging electric cars.
The Garden Lofts design was written by the renowned Czech architect Jan Kasl, and the Pizinger couple from the Morix studio took care of the interior and façade. The architecture of the project combines the original beauty of industrial design with cosiness and everyday practicality. The relaxed atmosphere is underlined by the charm of the raw materials together with the extensive, industrially tuned glazing of the front façade. When it comes to interiors, they will look airy, yet cozy. The design and equipment of living rooms and bathrooms reflect the above standard. Typical natural materials are used for this type of architecture, ie stone, wood, concrete, glass and metal. Various industrial elements will be acknowledged, sensitively and tastefully also electricity and water lines. Owners can to some extent co-create the look of their apartment. The equipment was carefully selected by specialists from the Morix studio at Elite Bath and others.
“Industrial touch, originality and novelty are the hallmarks of the Garden Lofts project. The scope of the concept of this residence goes beyond the conventional view of ordinary luxury and will captivate even the most demanding. The project is suitable for individual and family living as well as for investment plans. With the flats, the owners will get an exceptional property and with it a space for a healthy life in peace and greenery,” explains real estate agent Zdeněk Jemelík from Luxent – Exclusive Properties.
A real gem of the residence is the terraced, creatively designed garden with an area of 2,495 sqm with trees, a workout zone, a space for children and a garden pool. In addition, the entire building is shielded from the hustle and bustle of the city and hidden from the view of passers-by. It will serve only the inhabitants of Garden Lofts, to whom it will provide a pleasant and undisturbed place for passive and active rest. The well-thought-out concept offers various uses at individual levels. In the lower level there will be a swimming pool with terraces – both with sun loungers and the possibility of sitting higher at the dining table. In the middle one there will be a fireplace surrounded by benches for evening sitting. The residential parts will always be complemented by gazebos in a container style with basic facilities for barbecues or picnics. Above there will be utility beds where the owners will be able to grow vegetables or herbs. In order not to disturb the peaceful atmosphere and privacy of the rest areas, children’s play elements and sports facilities will be at the top of the gardens. The floors will be interconnected by sloping with higher perennial greenery and tall ornamental grasses in combination with supporting blocks of large stones.
The project is situated in a quiet and green area of Prague 5 directly below Dívčí hrady, on the edge of the western slope of Brabenec mountain, near the Prokop valley and the Vidoule nature reserve, which will allow new residents to set out to discover natural beauty at any time. The place is also full of opportunities for sports – a swimming pool with swimming pool and tennis courts or street workout playground Kutvirtova.
