RECREATIONAL REAL ESTATE STILL TOW: LUXENT LAUNCHES SALE OF LUXURY PROJECT APARTMENTS ALBEŘICE IN KRKONOSY MOUNTAINS

Interest in recreational real estate in the country is not slowing down. However, after almost two years of boom, their offer is completely insufficient. This, together with the increase in the price of building materials and labor, is reflected in their high prices. The new project Apartments Albeřice with 11 design units, which is growing in the mountain village of Horní Maršov – Dolní Albeřice in Krkonoších, should contribute to satisfying the enormous demand. The exclusive sale has now been started by the real estate agency Luxent – Exclusive Properties. The construction of the low-rise house should start at the end of this year, completion is planned for the 4th quarter of next.

The wave of rising holiday real estate prices, which was most evident during the coronavirus pandemic, resonates on the market to this day. “For example, new mountain apartments in top quality and with a very good location are offered for 170 to 200 thousand / sqm. In the most sought-after places, the prices tend to be even higher: for example, you can buy Špindlerův Mlýn for 300 thousand / sqm and more, Pec pod Sněžkou for 250 thousand / sqm. With increasing distance from these tourist centers, the price drops to a level of around 130 to 150 thousand / sqm. “These prices have been growing for many years, over the last few by ten, but also more percent per year,” describes the director of real estate agency Luxent – Exclusive Properties Jiří Kučera and adds:” Although the offer has significantly decreased during that time, interest in second homes Both people who want to spend their free time at home in their own holiday property and investors looking for the security of saving and valuing funds.” The real estate agency therefore added a new development project in Krkonoších to its portfolio.

The Chamber building Apartments Albeřice includes 11 units in variants 1 + kk to 3 + kk and an area from 39 m2 to 144 m2. Each has a terrace, and the ground floor has a front garden. There will be its own covered parking space and a secure brick storage room for bicycles and other sports equipment. The house will also have a ski storage room with lockable boxes for each of the apartments. The heat pump with underfloor heating will take care of the heating. Smart home management will become part of the units.

The generous living rooms with access to the terraces will be massively glazed, which guarantees plenty of daylight and connection with the surrounding nature. Large-format windows are complemented by aluminum window blinds. The interior is equipped with practical locker rooms and other storage spaces. In the chambers or built-in cabinets, the inlet for washers and dryers is remembered. Future owners will enjoy high standards with authentic natural materials, with rich use of solid wood. Pleasant moments of relaxation after sports performances or walks can be spent by the fireplace, in some apartments even in their own sauna.

The design of the Apartments Albeřice project comes from the workshop of the Morix studio of the Pizinger family in cooperation with the developer and his design office Kompozitura. It is carried in a modern and luxurious spirit, but still reflects the traditional style of mountain cottages. The advantage of the apartments is, in addition to the quality concept of the building, also the abundant use of typical wooden components for mountains.

“The intention of the project is to create an exclusive second home for mountain lovers, who prefer a concept close to private cottages rather than busy ski resorts. This is exactly what Apartments Albeřice meet, whose conception and elaboration will undoubtedly satisfy even the most demanding requirements,” comments broker Šárka Tichá from the real estate agency Luxent – Exclusive Properties.

The new development project is being created in a quiet location with a rich history, in the area of the ancient Celtic settlement, on the later smuggling route and finally in the place of the original dairy and even later the guest house. Apartments Alberice are situated in the upper part of the Maršov valley, in Dolní Alberice, at an altitude of 750 meters. The village of Horní Maršov and its part of Albeřice lies in the valley of the protected landscape area of the eastern Giant Mountains, but are within fifteen minutes by car from the main ski resorts – Pec pod Sněžkou (12 km) or Jánské Lázně (9 km) with their civic amenities, which includes, for example, restaurants or entertainment and wellness centers.

In the Alberice Valley, new residents will find plenty of opportunities to spend their free time in both summer and winter. They include hundreds of kilometers of slopes for skiing and snowboarding, cross-country trails, hiking and biking trails leading to Rýchory and Pomezní Boudy. Another example is the popular treetop trail in Jánské Lázně or small karst caves, castle ruins and a chateau. Marked cross-country and cycling trails lead directly from the apartment house to the highest Czech mountain, Sněžka.
