MOMENI Group receives planning permission for landmark UNIQ TOWERS in Düsseldorf

6 March 2024

Now that planning permission has been granted, construction of the UNIQ TOWERS landmark project can begin. The civil engineering work will be carried out by Keller Grundbau GmbH and will be completed in the first quarter of 2024. An office and commercial building with up to 18 storeys is being built in a prime location in Düsseldorf’s Media Harbour according to plans by renowned architect Christoph Ingenhoven. The UNIQ TOWERS, for which LEED Gold and WiredScore Platinum certification is being sought, will blend harmoniously into the surrounding architecture with its four towers and an attractive open space concept, significantly enhancing the location. With its flexible space concept, striking façade and green roof terraces with panoramic views over the Rhine and the city of Düsseldorf, UNIQ TOWERS stands for stability, transparency and progressiveness.

“The UNIQ TOWERS, with their attractive, modern and spacious areas, are a prominent landmark that fits in perfectly with the MOMENI Group’s previous developments. The UNIQ TOWERS will create modern working environments that meet the current demand from users for high-quality, flexible and sustainable space,” explains Dr Hanjo Hautz, Managing Director of the MOMENI Group.

Creation of first-class office, retail and catering space in a prime location in the Media Harbour.

The Medienhafen location has enjoyed great popularity for years. The lively mix of upmarket restaurants, trendy bars, well-known office users and hotels as well as the immediate waterfront location characterise the area. Thanks to the small footprint of the building, attractive outdoor facilities can be created on around 50 % of the site area, creating a high quality of stay with attractive planting, various seating areas and a water feature and significantly enhancing the last section in the centre of the Medienhafen. The integration of high-quality catering and retail areas with floor-to-ceiling glass fronts in the base of the building will contribute to a noticeable revitalisation of the location. Spacious outdoor terraces in the catering units will also provide space for a new culinary hotspot that will complement the variety of existing offerings in the Media Harbour.

“The UNIQ TOWERS in Düsseldorf’s Media Harbour and their unique architecture will be a highly recognisable urban highlight in the future. Thanks to the high quality of the workplace and the quality of stay, the building will significantly revitalise the location,” explains Christoph Ingenhoven, who designed the architecture of UNIQ TOWERS.

The planned sustainability concept covers key topics such as material health, energy efficiency, air quality, the water cycle and biodiversity. When building the UNIQ TOWERS, preference will be given to materials that minimise the negative impact on people and the environment and improve the quality of the indoor air.
In order to minimise emissions during the planning of the building, emphasis was placed on a mobility concept. To make commuting by bike more attractive, the future tenants of UNIQ TOWERS will have their own bicycle garage, including battery charging stations, as well as showers, changing rooms and a workshop column. UNIQ TOWERS also has excellent public transport connections. The Rheinbahn and various bus routes are right on the doorstep. Digital info screens in the lobbies will inform future tenants about all available public transport connections and sharing options.

“After many years, the UNIQ TOWERS will now be the last central vacant plot in the Medienhafen, which will contribute to the revitalisation and upgrading of the location for users and neighbours and at the same time invite visitors to linger. Thanks to their excellent public transport connections, UNIQ TOWERS can be reached in just a few minutes from the main railway station and other relevant Düsseldorf hubs,” explains Sabine Kokott, authorised signatory and Director Development at MOMENI.

The UNIQ TOWERS will provide around 19,000 m² of office rental space with approx. 1,500 m² of rental space per standard floor, which can be divided up flexibly. The office space can be accessed via three prestigious lobbies or directly from the private underground car park. The rental spaces are characterised by floor-to-ceiling windows, a pleasant indoor climate and high-quality fit-out standards. The highlight for future tenants are the green roof terraces, which offer a panoramic view over the Rhine and the city of Düsseldorf.

MOMENI Group with a strong presence and history in Düsseldorf

The UNIQ TOWERS project at Kaistraße 1 is another milestone in the MOMENI Group’s development history in Düsseldorf. In recent years, MOMENI has realised numerous very successful developments in Düsseldorf’s banking district and on Kennedydamm. The most prominent development is the revitalisation of the Dreischeibenhaus in Düsseldorf’s city centre. With the current MOMENI project developments ONE PLAZA (Karl-Arnold-Platz 1a), LYGHT (Georg-Glock-Straße 14) and TRINKAUS KARREE on Königsallee 21-23, MOMENI will continue to make a significant contribution to Düsseldorf’s urban development.
