Monthly rents in Brno apartments rose year-on-year, most often by CZK 1,000

In the third quarter of this year, the average monthly rent in Brno rose year-on-year by 500 to 2,500 crowns, depending on the layout of the apartment, with the price of 3+kk apartments increasing the most. This follows from the data of the company UlovDomov, which, through the Ideal Tenant service, deals with renting apartments and monitors rent prices.

“The movement of rent prices between the second and third quarters is traditionally influenced by university students who request housing near the university. However, this year the dominant factor was the situation on the own housing market, which is increasingly unaffordable,” said Michal Hrbatý, CEO of UlovDomov.cz.

The biggest year-on-year increase in rent is seen in 3+kk apartments, where the average monthly rent increased by CZK 2,400 to an average of CZK 22,200. On the contrary, the average monthly rent grew the slowest for 2+kk units, which rose by CZK 479 year-on-year to CZK 14,992.

So-called studio apartments, i.e. 1+kk apartments, rent for CZK 915 more per year, on average for CZK 11,500, available 1+1 apartments also rent on average for CZK 11,500, CZK 746 crowns more per year. The rent in a 2+1 apartment increased by CZK 1,055 to CZK 15,530 per month and in 3+1 apartments by CZK 946 to CZK 17,600 per month.

Due to the high prices of apartments for sale in Brno, according to Hrbaté, market rent prices may continue to rise. Own housing is currently unaffordable, especially for young people, due to high apartment prices and high interest rates on mortgages. Interest in rental housing will increase market rent prices.
