MSB Real Invest plans to build two dozen family houses in Branná

MSB Real Invest plans to build two dozen family houses in Branná in the Šumperk Region, a popular recreational destination in the Jeseníky Mountains. The company has submitted its development plan, called Rezidence Goldenstein, to the EIA system. If the company obtains all the necessary permits, it plans to start building the houses this year and complete them by the end of 2027. Branná is a small village with about 280 inhabitants.

The planned residential zone with 20 family houses is to be built in Branná on a slope opposite the ski area. The project includes the construction of 67 parking spaces, a service road, paved areas and utility connections. The houses will be designed for housing or recreational purposes for families of four to five people.

The buildings will be of typical mountain style using traditional materials and technologies. The houses will fully blend in with the surrounding original and new development, the company announced. The proposal envisages the construction of timber-framed houses with gabled roofs. In the case of basement buildings, their basements will be lined with stone. The built-up area of each house is to be 130 square metres, the usable area 310 square metres and there will be 95 square metres of paved area around the house.

The project will require the acquisition of 7200 square metres of agricultural land. The total area of the residential zone is 2.9 hectares, three quarters of which will remain green space. The land for the construction of houses is now mostly grassed and used as pasture. Following biological surveys in 2023, experts recommended that the developer reduce the previous significantly larger form of the project and leave the biologically valuable parts of the area untouched, which the company has taken into account.

Neighbouring Ostružná also came into the developers’ sights some time ago. Domoplan and MyResorts are investing almost half a billion crowns in the construction of the Lesní stráně mountain resort there. The project on the site of a former recreational facility between Ostružná and Ramzová includes a five-star hotel, fifty apartments and a natural wellness centre, part of which will be located in the forest. The project is due for completion in the third quarter of 2025.
