The premium Laka Living project in the village of Prášily will be built in the first zone of the Šumava National Park and will offer 21 exclusive mountain apartments. With its location, superior amenities, sustainability features and innovative design, it will satisfy even the most demanding clientele. They are suitable for both second homes and as an attractive real estate investment. A building permit is expected to be obtained this spring, after which demolition of the existing buildings and site preparation will take place. The construction itself is expected to begin in the middle of the year, with completion expected in the summer of 2026. The exclusive sale is being handled by Luxent – Exclusive Properties.
The Laka Living chamber residence consists of two buildings, which will house a total of 21 luxury apartments with a layout of 1 + kk to 3 + kk and sizes from 24.7 m2 to 92.7 m2. Most of them have a terrace or balcony. Of course, there is a private parking space with an adjoining basement cubicle, which is also equipped with an electric socket for charging electric bikes. The underground garage will also have a wallbox for charging electric vehicles and a separate bike storage/liquor store. The price includes a fully equipped kitchen including appliances from the renowned Electrolux brand and a fully furnished bathroom with tiles from the Spanish company Pamesa. Selected apartments come with fireplaces or Finnish saunas as standard.
Future residents will also be able to use the fitness and wellness facilities with a whirlpool and sauna, which will become part of the complex. Thermal comfort will be provided by air/water heat pumps and underfloor heating, which can also be controlled remotely. Euro windows with triple glazing and external electric blinds will also contribute to low energy consumption.
The design of the project by architects Barbara and Josef Černý envisages the demolition of the original inappropriate buildings, which served in the past, for example, as a primary school, a border guard or a tourist hostel, and the construction of new apartment houses in a completely different design and to the highest standard. The architecture will relate smoothly to the surrounding buildings and will fully respect the neighbourhood of the Šumava National Park. Therefore, emphasis will be placed on the use of natural materials such as wood and stone. These will also be incorporated into the bright rooms with views of the mountain landscape. The central element of the rectangular houses will be the gable roofs, complemented by pitched dormers. The façade, with its rich glazing, will be articulated by alternating areas of wooden cladding made of larch slats, natural stone and light-coloured plaster. The roof covering will be of natural slate. The design of the parterre in the form of paved areas, greenery and furniture is also an integral part of the design.
Behind the project is Gyoza, a very experienced local development and construction company, which has been implementing residential and multifunctional building projects in the Šumava region since 2015. The Klostermann Residence has been in operation since 2017 and the Javor Residence since 2020. Both of these buildings were awarded the Architects’ Jury Prize in the Building of the Year competition in the Pilsen Region in 2021.

The mountain village of Prášily is located in the unspoilt nature of the Šumava National Park. The locality, which was famous in the past for its glass and paper products, is now a centre of tourism and is constantly developing. Nevertheless, it retains its peaceful character.
There is a municipal office, information centre, post office and mountain service, as well as a supermarket, a confectionery and an inn. Other possibilities are offered by nearby larger centres, such as Železná Ruda, Sušice and Klatovy, with a pleasant driving distance. From Prague it takes about 2.5 hours by car.
The Laka Living project is surrounded by deep forests, meadows, watercourses and lakes with countless animals and plants that encourage both active and passive leisure. You can hike to the Prášil Lake below Poledník Mountain with a lookout tower or to the highest glacial lake in Laka. You can also discover the local extinct settlements along the cross-border Vintír Trail. Sports activities are provided by the nearby ski slopes and cross-country skiing trails, an elaborate network of cycle paths or the Offpark leisure centre. The ski resorts on the German side are only about 30 km away.
