I/D Cologne is visibly being filled with life: After five properties have already been successfully put into operation, the two project developers Art-Invest Real Estate and OSMAB Holding AG now also announce the early full letting of the four-storey and approx. 7,000 m² HANGAR building, which will be completed early next year with an attractive mix of uses including office, sports and gastronomy.
The German branch of tobacco company JTI – Japan Tobacco International has secured office space of around 3,800 m² in HANGAR. The company, which was awarded Top Employer for the tenth time in a row this year, is relocating its headquarters from Mediapark to Cologne-Mülheim and is expected to move in early 2024. Around 150 employees will benefit from the flexible working environments with state-of-the-art smart building technology and an overall high level of property amenities: the 200 m² roof terrace, which can be used by JTI alone, as well as the bicycle parking spaces with showers integrated into the building and an underground car park with e-charging stations promise a lot of comfort.
Built with industrial-looking loft architecture, the HANGAR also offers perfect conditions for a fitness studio. The rental space of around 2,300 m² has been successfully let to a currently rapidly expanding fitness operator. The fitness studio, which was advised on the lease by the Colliers brokerage house, fits ideally into the quarter: From the beginning of 2024, it will invite sports enthusiasts every day with varied courses, the latest equipment technology and a hip club atmosphere. The lease by the fitness provider is another important building block for Quartier I/D Cologne.
At about the same time, the very first shop of the young and modern gastronomy concept Coq au Vin, which clearly stands out from classic and conservative competitors, will open in the HANGAR of I/D Cologne. The restaurant will attract fans of French cuisine with creatively interpreted delicacies in organic quality, selected drinks and a hip interior. With a variety of vegan options, there is something for every dietary style. During working hours, a digital order from the office is possible, as is a business lunch outside – for this, numerous tables and chairs are available on the 200 m², leafy outdoor terrace with the best south-east orientation. The French concept rounds off the international gastronomic offer in the quarter, which already offers culinary diversity through renowned operators such as L’Osteria, Five Guys, The Ash, Shi-Pleasure Eating, the Mauel bakery and the lifestyle bar in the Moxy Hotel.
The HANGAR is a sustainable building in every respect, meeting all the criteria of the ESG regulation and aiming for LEED Gold certification. “We are delighted to have secured excellent tenants for this special property who appreciate the high standards and smart technology,” says Arne Hilbert, Managing Director at Art-Invest Real Estate. “The three companies will complement each other wonderfully and enhance the entire Schanzenviertel,” Holger Kirchhof, board member of OSMAB Holding AG, is certain. “We are grateful to see that our vision is working out: I/D Cologne is quickly developing into a lively city quarter that is accessible to everyone.”
