The Nové Dvory transformation area with an area of approximately 30 hectares is one of the largest continuous holdings of the capital of Prague. Around the new Prague metro station, it will build a city district with affordable rental housing and complete civic amenities in the form of a kindergarten and primary school, a cultural center, space for trade and services, public transport lines and facilities for sports and recreation. By connecting the Jalodvorská louka park with the new squares, a generous public space full of greenery will be created. Within the solution of the newly created area, great emphasis is placed on innovative energy solutions, including the most modern approaches to the creation of the so-called blue-green infrastructure. The development of Nové Dvůr is initiated by the capital. the City of Prague through its organizations of the Institute for Planning and Development (IPR) and the Prague Development Company (PDS) and in cooperation with the Transport Company (DPP) and the City Districts of Prague 4 and Prague 12.
“Following the construction of a new metro station, we decided to evaluate the city land in its immediate vicinity and build a new city district here. It will be primarily residential and we will build all the necessary infrastructure for its new residents. After the change of the zoning plan, it will be possible to build 1,600 – 2,000 flats in Nové Dvůr, which we will use, for example, for single mothers. The construction of the entire district will take place in stages and will take ten years,” says Petr Hlaváček, Deputy Mayor of the City of Prague.
Studio Unit architects created for the Department of Territorial Development of the City of Prague The City of Prague is a territorial study of the entire transformation area, which was discussed with representatives of the City District of Prague 4 and Prague 12 and in the form of participation with the public. It represents a social agreement on the development of the territory and is a conceptual starting point for the preparation of individual projects. It is based on the principles of sustainable development, a compact city of short distances and a diverse city full of greenery.
“The development of future stations around metro D is essential for Prague. Similar to Libuš and Krč, a new self-sufficient district for 5,000 people will be created in Nové Dvůr, where, in addition to the metro, a tram will also lead. The whole study is supported by city districts and local residents, whose comments are taken into account in it,” adds Ondřej Boháč, director of IPR.
“On 15 hectares of urban land, which was entrusted to PDS for farming, investment project preparation is gradually beginning for a total of almost 300,000 sqm HPP (gross floor area) mainly for urban rental apartments and also about 130,000 sqm for administration, restaurants, cafes, shops and services , which will bring up to 5,000 new jobs, and a kindergarten and primary school, cultural or community center and sports ground. The preparation of the new district is taking place in parallel with the preparation of the construction of a new metro station and the extension of the tram line from Modřany, which will end at the metro. The site is divided into individual projects, which will be implemented gradually. We assume that the unit could be completed in 10 to 15 years,” says Petr Urbánek, director of the Prague Development Company.
The Prague Development Company (PDS) was established on the initiative of Petr Hlaváček on June 1, 2020 as a contributory organization of the capital city of Prague. Its goal is to enhance the real estate assets of the capital. The City of Prague and the preparation of projects, especially city rental housing, with the aim of expanding the city housing stock owned by the city, which may be available especially for the so-called preferred professions. By a decision of the City Council, the DSO was handed over for management more than 600,000 m2 of land owned by the City of Prague, on which the construction of 6,000 – 8,000 flats is planned in the horizon of 10 to 15 years.
