Obermeyer Helika, the design and construction consultancy, has announced the successful completion and official approval of the first phase of the Kolbenova Park residential development in Vysočany.
The ambitious Kolbenova Park project, which will unfold in multiple stages, is set to transform the area with the construction of six buildings and the creation of a central park featuring water elements.
The first phase, which has now been completed, centers around Building C. This structure comprises 245 modern apartments, distributed across four to seven floors, and 11 commercial spaces facing Kolbenova Street. Designed with resident comfort in mind, the apartments offer tranquil courtyard views of the adjacent park. The building adheres to the highest energy performance standards, classified as A. The architectural vision for Building C was realized by ABM Architekti s.r.o., while Obermeyer Helika’s Ing. Jaroslav Němeček led both the design preparation and construction oversight.
Ing. Jaroslav Němeček, Project Manager at Obermeyer Helika, expressed pride in the project’s progress, stating, “Kolbenova Park is a significant project for us. Our structural engineering team is already working on the next phase, Building B, which is currently pending building permits. This phase, also in collaboration with ABM Architekti s.r.o., ensures continuity in structural design across the project. Notably, we have integrated anti-vibration measures between the basement and above-ground sections to mitigate the impact of nearby metro and tram lines on residents’ comfort.”
Němeček further emphasized the project’s commitment to enhancing urban living conditions, saying, “City noise and vibration can affect resident well-being. We addressed these issues from the outset to provide a serene and pleasant living environment despite the urban setting.”
The Kolbenova Park project also promises to enrich the area with new streets and outdoor infrastructure. The commercial spaces on the ground floor of Building C will feature a range of services, cafes, and shops. Residents will benefit from excellent transport links and extensive amenities. The development will include a park with water features, a central promenade, and diverse recreational, sporting, and entertainment facilities, ensuring a blend of natural beauty and urban convenience.
