No new supply was added to the Bratislava office market in the third quarter, according to the most recent Bratislava Research Forum (BRF) report. Several buildings are currently under construction, and BRF expects the first phase (16,000 sqm) of Twin City to hit the market soon. Twenty buildings representing 227,000 sqm, or approximately 15 percent of the total supply, have secured LEED or BREEAM certificates. A total of 62,650 sqm were leased in Q3, up 44 percent q-o-q but down 15 percent y-o-y. New leases represented 55 percent of all transactions, while the remaining 45 percent was attributed to renegotiations. The largest transaction was a renegotiation of 11,000 sqm at Galvaniho Business Center II. Overall vacancy increased to 12.1 percent from 11.78 percent in the previous quarter.
