Office rents down in Czech regional cities

The total office stock in Brno reached 461,500 sqm in the first six months of the year, 79 percent of which is class A space. Three new office projects came on-line in H1: Titanium (13,200 sqm), CTPark Brno Phase II (9,500 sqm) and Úřad Práce Město Brno (10,000 sqm). An additional 32,900 sqm of new office space is under construction, with completion expected in the second half of the year, writes the Regional Research Forum.

Gross take-up reached 9,000 sqm including renegotiations. The most notable new deals include Moravia IT taking 2,000 sqm at the Česká pojišťovna building, while Tieto Czech signed a lease on 1,800 sqm at Brno Business Park. Vacancy in Brno is slightly above 17 percent and prime headline rents dropped to €12.50/sqm/month.

In Ostrava, vacancy is markedly higher at 22.5 percent. Total office stock stands at 194,200 sqm and prime headline rents decreased to €11.50/sqm/month. Several new leases were signed at Nova Karolina Park with ABB (3,000 sqm), AXA Assistance (2,000 sqm) and UniCredit Bank and Leasing (1,000 sqm).
