Office vacancy falls to 6.8% in Bratislava despite new completions

Office vacancy in Bratislava dropped in Q3 2016, despite opening of phase II and III of Twin City over summer, which added 43,000 sqm of new office space to the market. They’re to be followed by completion of two more office projects: Rosum by Penta in Bratislava Ružinov and Uniq Staromestská Offices developed by Cresco in Bratislava’s Old Town. The two projects will add a further 30,000 sqm. Lease deals totalling 34,607 sqm were signed, down by 50 percent q-o-q, of which 45 percent were new contracts. Re-negotiations amounted to 38 percent of the total, while 17 percent were extensions. A 4,632 sqm renegotiation in City Business Center I was the biggest lease deal. Vacancy dropped from 7.43 percent to 6.78 percent, the lowest number since 2007.
