P3, investor, developer, and long-term manager of industrial real estate in Europe, is making significant strides in Germany with two major developments. The company has acquired a logistics portfolio from VIB Vermögen AG, adding 269,000 square meters of lettable space in southern Germany. In addition, P3 is set to construct a new sustainable logistics park, P3 Zörbig, in the Halle-Lippe region, offering 130,000 square meters of state-of-the-art facilities.
The recent acquisition includes 12 logistics properties located near Nuremberg, Ingolstadt, Augsburg, and Munich. These sites are strategically positioned along the southwestern axis of the “Blue Banana,” a corridor known for its high urbanization and economic significance in Western and Central Europe.
“This portfolio provides a unique opportunity to strengthen P3’s presence in key locations, expand our platform, and consolidate our position as a leading developer and manager of logistics properties in Europe,” said Frank Pörschke, CEO of P3. The acquisition increases P3’s German portfolio by 12%, bringing the total number of buildings under its management to 91, covering a combined area of 2.49 million square meters.
Sustainability is a key focus for P3, with half of the newly acquired properties already equipped with solar panels and a third certified at the DGNB Gold or BREEAM Excellent level. P3 plans to upgrade the remaining properties to at least the BREEAM In-Use Very Good standard.
P3’s commitment to sustainability extends to its new development in Zörbig, Saxony, near Leipzig and Halle. This area, one of East Germany’s most industrialized regions, boasts excellent trimodal infrastructure, including easy access to the A9 motorway, public transport, and proximity to Leipzig Airport. “This region’s strategic location, combined with its integration into the future of renewable energy, makes it ideal for a sustainable logistics hub,” said Sönke Kewitz, Managing Director of P3 Germany. Zörbig’s Mayor, Matthias Egert, also highlighted the area’s potential, emphasizing its CO2-neutral gas, green electricity supply, and future infrastructure for hydrogen.
Construction of P3 Zörbig is scheduled to begin next summer and will be carried out in several phases. The development will feature 130,000 square meters of space divided into three units, all aiming for BREEAM “Excellent” certification. Sustainable technologies and automation will play a central role, with LED lighting for energy efficiency, motion sensor faucets, water-saving fixtures, and eco-friendly motion detectors to provide lighting only when needed. The site will also include charging stations for electric vehicles and smart meters to optimize energy consumption. Additionally, a rooftop photovoltaic system will generate sustainable energy for the buildings.
With these developments, P3 is not only expanding its footprint in Germany but also reinforcing its commitment to sustainability and innovation in the logistics sector.
