Panattoni extends manufacturing and warehouse space for Flex in Tczew to 100,000 sqm

Panattoni is working for the OEM (Original Equipment Manufacturer) and supporting industry sectors. The developer is extending a warehouse and production facility for Flextronics International Poland Sp. z o.o. in Tczew. The 80,000 sqm factory currently comprises four buildings and is one of the largest Flex sites in Europe. Panattoni’s task is to enlarge one of these buildings by 20,000 sqm. The project is to begin in Q3 this year and is to be completed in March 2023. The transaction is an example of a sale and leaseback deal – the developer has purchased one of the existing buildings in order to extend it.

Supporting a well-oiled machine. Within the industrial campus at Tczew, Flex provides a comprehensive range of product development solutions including engineering, testing, production, and integrated supply chain services across multiple market segments. The four-building production and warehousing complex lies within the Pomeranian Special Economic Zone and comprises a total of 80,000 sqm. The developer is extending one of the existing buildings by 20,000 sqm, in which Flex houses its production operations. Upon completion of the expansion work, the building will be 31,000 sqm and the entire complex will comprise over 100,000 sqm of industrial space. The work, which is already to start in Q3 this year, is to be carried out, while full production is in progress and Flex will be able to use the new space from March 2023. The existing building was purchased by Panattoni before its extension on the basis of a sale and leaseback agreement.

– “Flex has been very active in the acquisition of logistics space in the Lodz region for many years. In the case of the concluded transaction, the key factors were the relatively short distance from the company’s headquarters, and the quick possibility to take possession of the warehouse. The client had precise expectations regarding the quality of the space and its standard, as well as development opportunities and location advantages offered by Łódź and its surroundings” – explains Hubert Wojtera, Director, Industrial and Logistics Space Department, AXI IMMO, which acted as an intermediary in the transaction.

As a part of the extension of the building, Panattoni is among other things to install a sprinkler system that meets FM Global standards and flooring with an increased load bearing capacity. The developer is also to equip the building with a range of sustainability solutions that will allow a BREEAM certificate to be acquired with a rating of ‘Excellent’. Moreover the building’s users, among other things, will be able to use a car park with designated car sharing spaces and also a recreational area.

Not for the first time. The development for Flex is not the first sale and leaseback in the business’s portfolio. Among other things, Panattoni completed a BTS building for Solaris last month in Bolechowo. For that development, Panattoni purchased a previously allocated property from the company that was suitable for the planned operations. Panattoni also connected the property with the company’s nearby factory via roads and utilities. The 10,000 sqm centre plays a key role in the supply chain for parts and sub-assemblies used in the production of vehicles.
