Panattoni is not slowing down and is launching another giant business platform in Lower Silesia – Wrocław Logistics South Hub. In Magnice, just 15 km from the centre of Wrocław, between the Wrocław S8 motorway bypass and the A4 motorway, the region’s largest industrial and logistics complex will soon be built. The first phase involves the construction of a 120,000 sqm speculative hall, with the developer ultimately delivering 250,000 sqm.
Two million metres. Panattoni has been operating in Lower Silesia for 15 years, supporting the growth of successive companies and entire sectors. Here alone it has already delivered 2 million sqm of modern production and warehouse space. The investment in Magnice – Wrocław Logistics South Hub – will ultimately occupy 247,000 sqm and will allow for various types of processes – from warehousing, logistics and e-commerce to production. The first phase will cover 120,000 sqm and will be the developer’s largest speculative investment.

Wrocław Logisitcs South Hub is being built in the direct vicinity of the S8 road which crosses almost the entire country – from Białystok in the northeast to Wrocław and the A4 motorway, enabling a smooth connection with western European countries. It is worth noting that the location of Wrocław Logistics South Hub allows deliveries to the Czech border and the German border in less than two hours.
Business needs more and more space. Wrocław Logistics South Hub is another investment of this scale that the developer is launching. Last year, Panattoni began the development of Campus 39 with a target area of 200,000 sqm. The huge space is finding more tenants – among others, 80,000 sqm is occupied by operations for the e-commerce industry, allowing the client to serve many foreign markets. Several leading logistics companies also lease space there. The giant logistics and industrial complex is being built near the facilities of Amazon and LG Chem Wrocław Energy, making it ideal for e-commerce or electromobility companies, among others.
The Wrocław Logistics South Hub will comprise buildings with a total area of 247,000 sqm. The state-of-the-art facilities will allow for diversified operations. The investment will be prepared in a sustainable manner and will pass BREEAM certification at the Excellent level. The park will be equipped with technologies to significantly reduce water and energy consumption as well as CO2 emissions. In addition, the developer will create green relaxation areas for employees, and the offices will be assessed for acoustics, air quality and daylight inlet. Tenants will also benefit from electric car charging points or carsharing spaces.
