The city of Pardubice will increase rents in city flats from October, and the increase will not affect senior tenants or people with disabilities. Long-term tenants will pay almost CZK 12 crowns per square meter. Starting housing will also be more expensive, the municipality said in a press release. The change should bring extra millions of crowns a year to the housing stock.
Higher rents will not be paid by seniors from the age of 65, tenants of barrier-free flats and flats in houses with special purposes. “Rent remains at CZK 72.69 per square meter. At the current level, we also fix rents to community planning organizations that help provide housing for people who need help, for example, sheltered housing, children’s homes, a children’s center in Veska and the like.” said Deputy Mayor Jakub Rychtecký (CSSD).
There is an increase in long-term rented flats, from CZK 72.69 to CZK 85 per square meter. The rent will also increase for social flats, where the price rises to CZK 80 and after three years to 85 crowns. The city wants to ensure effective reproduction of property.
“The price of service flats is now compared to CZK 100 per square meter with the price of flats intended for city organizations that use them as a benefit for employees, such as the Transport Company of the City of Pardubice or the Social Services of the City of Pardubice. processed for this year in Pardubice is CZK 222 per square meter,” added Rychtecký.
Tenants will now pay CZK 80 per square meter for start-up housing in the first three years, ie CZK 30 more than before, and CZK 100 in the fourth year. The change will take effect from the autumn in the next round of tenant selection.
Councilors also approved the creation of the Housing Development Program. The deputies later decide how much to put in it. The money will be used for the modernization of city flats, of which the regional city has around two thousand. Many of them are in nursing homes and social facilities.
“In order to meet the needs of the population, we need to have a plan in place not only to ensure a sufficient capacity of apartments, but also to have apartments in adequate condition. Charvát (YES).
The analyzes showed that the city needs to invest CZK 500 million in improving the city’s housing stock in the coming years, even though it has invested much more money in it in recent years. In the period of privatization waves and in the following years, it was not possible to return adequate amounts from rents for the repair of the housing stock, and it was then that the largest investment debt arose on this property. “By changing the directive, we expect an increase in revenues by approximately 7.9 million crowns from rents per year to almost 94 million crowns,” said Rychtecký.
