PATRIZIA has further expanded its retail real estate fund business through its subsidiary PATRIZIA GrundInvest and in 2020 raised more than EUR 125 million in equity from private and semi-professional investors.
PATRIZIA GrundInvest currently manages a total of twelve funds with a total volume of more than EUR 1 billion. In addition, three funds are currently being placed and two more are in preparation.
In nine of the twelve funds, the cumulative targeted payouts are above the forecast, and one fund is on schedule. Only the “Berlin Landsberger Allee” fund, which also houses a hotel and a hostel, has paid out 0.25% less than targeted over the previous term due to the pandemic.
Overall, the funds managed by PATRIZIA GrundInvest paid out an average of 4.3% to more than 5,500 investors in 2020.

Two mutual funds were placed in 2020. PATRIZIA GrundInvest Helsinki and PATRIZIA GrundInvest Europa Wohnen Plus. “Helsinki” is an alternative investment fund (AIF) that invests in a modern office building in Helsinki. The building dates from 2015/2017 and comprises around 14,000 square meters of office space. It is rented to around 20 different users and is conveniently located at a large train station. The PATRIZIA GrundInvest Helsinki fund has a total investment volume of around EUR 74 million, the equity portion is around EUR 38 million. The fund aims for annual payouts of 4.5% p. a. after taxes. Investors can participate in the fund from EUR 10,000.
The second public fund “Europa Wohnen Plus” has a European focus and is designed as an umbrella fund. It invests in PATRIZIA target funds with a focus on living. “Europa Wohnen Plus” is a pure equity fund and aims for a very broad diversification. Right from the start of sales, each subscriber was indirectly involved in over 350 apartments in Germany, Belgium and Luxembourg. The number of apartments has now increased to 625 through further acquisitions. Due to the wide spread, the minimum investment amount is 5,000 euros for the first time, which is lower than that of traditional AIFs with only one investment object. The fund aims for a total return of more than 4.5% p. a. at.
Since the operational start of PATRIZIA GrundInvest five years ago, a total of more than EUR 550 million in equity has been raised from private and (semi-) professional investors.
