Tthe Prague Development Company (PDS) is preparing urban rental housing projects, are Nové Dvory in Prague 4. The impetus for the transformation of the entire area is the construction of a new metro station of line D, around which a new vibrant center will be established. It will include the Jalový dvůr housing complex, which PDS is preparing on land between Libušská and Kunratická streets. The project is a separate investment project approved by its Investment Expert Committee and the City Council. of Prague. As part of the tender announced, PDS is looking for a developer of an architectural design for urban housing construction. “Land, which hl. Prague in the locality of Nové Dvory, will also see the build of not only a new metro station D, but also a new local center. We fully respect the residential character of this locality and we will suitably supplement it with the construction of urban housing and all civic amenities (shops, services, kindergarten and primary school, cultural and sports facilities), which will be environmentally friendly. We place great emphasis on pleasant public spaces and their connection with the future sports grounds and park, today’s Jalodvorská meadow.

The first phase of the Jalový dvůr project is being prepared on plots 3129/1, 3129/2 and 3129/3 in the cadastral area of Prague – Krč. The project will consist of low-rise terraced houses, apartment buildings or a combination of both and will naturally build on the existing surrounding housing development.
“City rental apartments will be designed primarily for the preferred professions that ensure the operation and services of the city. Imagine nurses, Prague public transport drivers, teachers, police officers, technical staff,” says Petr Hlaváček.
All tenders issued by PDS are governed by the principles of responsible public procurement, which include the Policy of Architecture and Building Culture of the Czech Republic (MMR, 2015), the Davos Declaration (2018) and the Investor Assignment for Urban Housing (IPR + PDS, 2020). The criteria of the tender are the experience of the implementation team, their award in architectural competitions and the bid price.
“The selected architect will have an important task to fulfill the strategic goals of PDS, ie to design and carry out all activities leading to the rapid acquisition of a building permit in the form of a professional integrated and holistic project design. And also take into account the efficient use of land and the building itself, minimizing operating costs and maintenance costs. Also use environmentally friendly materials and meet the requirements of the so-called circular economy, enable water saving (working with rainwater and the use of so-called gray wastewater) and energy savings (appropriate orientation of the building, installation of heat pumps or placement of photovoltaic panels). The aim is for the construction to contribute to the fulfillment of the City of Prague’s climate commitment and to meet the current legislative requirements for buildings with almost zero energy consumption, the so-called NEZB,” adds Petr Urbánek, director of PDS.
