Investor PH-Real can build five large storage halls near Modlany and Rtyná nad Bílinou in Teplicko. The regional office of the Ústí Region decided on it. At the same time, they must meet the conditions set by the region and the city of Teplice, according to a published decision today. The building was previously approved by the Teplice building authority, the municipality of Modlany appealed against its decision. The regional office changed the decision in the scope of the project, as the investor abandoned the construction of one of the halls in the meantime.
The company PH-Real wants to build halls on the green field, the project is called PH Park Teplice. It plans to build the halls 14 kilometers southwest of Ústí nad Labem, on a hill north of the I/63 road at the feeder to the D8 highway. Originally, it wanted to build six halls, the regional office’s decision concerns five halls. The applicant for the zoning decision abandoned the construction of one hall. They are intended for storage and light production. The plan also includes the construction of transport infrastructure and several hundred parking spaces.
The public could comment on the construction in the past. They rejected the local plan because of the extraordinary intervention in arable land of the highest quality. Farmers also spoke out against the construction at the public hearing at the time, according to which the site will warm the local microclimate and reduce rainfall.
In the issued decision, the regional office changed or modified the conditions set by the Teplice building office, or supplemented some conditions. The investor must also meet the conditions set by the Ministry of the Environment. One of them is that the investor will take measures to prevent contamination of the surrounding agricultural land during construction. Furthermore, it will ensure that the implementation of the construction and its use do not disturb the hydrological and drainage conditions on the surrounding agricultural land. The decision of the regional office cannot be appealed.
