Poland: How much are the cheapest apartments from developers cost?

How much do you need for a studio or small duplex from a developer? At what price per square meter will we buy the cheapest new apartments? In which investments will we find them?

The prices of the cheapest apartments in our offer start from 6500-6700 per square meter in projects such as Słoneczne Miasteczko in Krakow and Cynamonowa Vita in Wroclaw. All in all, the cheapest you can buy a 1-2 room apartment from us for about PLN 320,000 in the Szmaragdowy Park project in Gdansk or Ceglana Park in Katowice.

In Reda, in the Niebieski Bursztyn project, the cheapest one-room apartments of 32 sqm cost more than PLN 299 thousand gross (PLN 9,150/sqm). In Gdansk, in the Bursztynowa Zatoka project, a one-room apartment of 33 sqm can be purchased for more than PLN 432 thousand gross (PLN 12,800/sqm), and a 37-sqm duplex for PLN 409 thousand gross (PLN 11,000/sqm).

In Lodz, in the Nowe Miasto Polesie development, four-room apartments are priced at PLN 6,700/sqm. While studios are priced at PLN 7,700 per meter, and two-room units are offered at PLN 7,500 -7,700 per sqm.
In Wroclaw, the smallest apartment currently available is about 49 sqm and can be purchased for PLN 8200 per sqm gross, at a cost of over PLN 409,000.

In Cracow, the lowest price of 352 thousand zlotys gross (8450 zlotys/sqm) is a 42-sqm duplex in the Strefa Cegielnia development.

In Warsaw, the most attractively priced apartments are in the Zakątek Harmonia development in Białołęka. A one-bedroom apartment is available for purchase at more than PLN 320,000 gross (PLN 8,850/sqm).
The smallest one-room apartment in the Francuska Park VII project in Katowice, measuring 31 sqm, is offered for PLN 9,200/sqm gross, the total price with a balcony finish is PLN 320 thousand gross.

In Poznan’s Zacisze Marcelin II project, a one-bedroom of 31 sqm is available for PLN 9,200 per sqm gross, the total price with terrace finishing is PLN 293 thousand gross.

The reliable location provides easy access to the extensive urban infrastructure and allows residents to enjoy the unique atmosphere of the surroundings.

We currently offer apartments in Poznań and the suburban town of Dąbrówka. In the FIQUS Marcelin development in Poznań, the lowest price per meter is PLN 7,394, and it applies to a two-room apartment. On the other hand, in Osiedle Księżnej Dąbrówki, apartment prices start at PLN 7,882/sqm.

In the case of FIQUS Marcelin, the lowest price for a studio apartment is more than PLN 307 thousand, where two-room apartments are priced from PLN 394.3 thousand. In Osiedle Naturama, the prices of studios start at around 363 thousand zlotys, and the prices of doubles start at 417 thousand zlotys. In Dabrowa, on the other hand, there are still two two-room apartments of 54 sqm left, both priced at over PLN 479 thousand.

We have the cheapest apartments in the Nowe Warzymice development in Szczecin. A one-bedroom apartment of 31 sqm costs PLN 9179/sqm, and for two rooms of 40 sqm you have to pay PLN 8781/sqm.

Our offer also includes much cheaper units, offered as part of the Osiedle Kociewskie development located in Rokitki near Tczew. In this case, prices start at PLN 6,820 per square meter, a two-room apartment can be purchased for PLN 244 thousand.

In Pruszków, in the intimate Stacja Centrum estate, located close to the railway station, a one-room apartment costs 305 thousand zlotys, and a two-room apartment costs 370 thousand zlotys (9650 zlotys/sqm).
In the Horizon Estate, which is being built close to the Gdansk Bay, a small apartment with an area of 47 sqm can be bought for PLN 517.9 thousand (PLN 9,940 per sqm).

A studio or small two-room apartment in the Nad Odrą development in Szczecin can be purchased for around PLN 386 thousand (from PLN 11,900 per sqm).

In the already completed Bliska Wola development in Warsaw, we have the last 3 apartments left. A two-room unit costs PLN 830 thousand, the price per square meter is PLN 18,500.

Currently, the cheapest apartments can be bought in our Nadwiślańska Kaskada development in Warsaw’s Białołęka district. You have to pay about PLN 419,000 for a two-room apartment. On the other hand, in the Warszawski Świt development in Bródno, this type of unit is available for about PLN 490 thousand.

The cheapest apartments are offered in the new Osiedle Natura 2 development in Wieliszew. The price per sqm for a 76 sqm unit is PLN 6,600. The cheapest studios can be bought from 251 thousand zlotys, smaller doubles from 350 thousand zlotys.

In Warsaw’s Central House project, prices per sqm for studios start at around PLN 15,000, while small two-room apartments are from around PLN 15,500/sqm. This is an extremely attractive development in the office part of Mokotow, which will have numerous amenities for residents and eco solutions, and is scheduled for completion in the first quarter of this year. In the CITYFLOW complex under construction in Warsaw’s Wola district, prices start at PLN 15,700/sqm for studios, while small two-room units are available for purchase from PLN 14,400/sqm.

In Łódź, where we are developing the first stage of the PROGRESS Zone, studios are offered at PLN 9300/sqm, and two-room apartments are available from PLN 9,000/sqm. On the other hand, in Katowice, in stage III of the INSPIRE project, prices for two-room apartments are from PLN 12,300/sqm and PLN 12,700/sqm for one-room units.

380 thousand is the lowest price of an apartment that is still available in the third stage of the Miasteczko Jutrzenki project located in Warsaw’s Włochy district, in the area of Łopuszańska Street and the Warsaw Raków commuter rail station, where the keys are scheduled to be received in April 2023. We have on sale the last apartments from stage III (pick-up in Q2 2023), stage IV (pick-up in Q4 2023) and stage V (pick-up in Q2 2024.).
