Portiva Group bought the SmíchOFF office building from Penta for CZK 1 billion

The Brno investment group Portiva bought the SmíchOFF office building from the Penta group for more than a billion crowns. The building has more than 11,000 square meters, which are almost all occupied by tenants.

Portiva stated that with this transaction the volume of its assets reached almost ten billion crowns. “In the field of energy, we entered the field of heat generation and distribution last year, and the private equity division strengthened its number one position in the field of inspection and security of Cebia vehicles. Acquisitions in commercial real estate, which are the most conservative part of our portfolio We decided on the SmíchOFF project because its quality and location clearly fit into our strategy focused on premium real estate,” said Pavel Svoreň, CEO of the Portiva Group.

The office complex, completed in 2019, has over 10,000 square meters of office space, 1,000 meters of gardens and outdoor terraces, over 300 meters of warehouse space and 91 parking spaces in two basements. The building is American certified for low-energy and sustainable buildings LEED Gold and uses, for example, gray water.

UniCredit Bank participated in financing the transaction, which exceeded one billion crowns, and this is the first acquisition for Portiva this year.

The Brno investment group Portiva focuses on renewable energy, commercial real estate, digital and IT services in automotive and investment funds. The group operates in seven countries in Central and Western Europe. The volume of assets under the management of the group is 9.8 billion crowns with a turnover of over 2.8 billion crowns and EBITDA, ie profit before interest, taxes and depreciation, is 520 million crowns.
