Representatives of Prague 12 and BAK stavební společnost have signed a concession agreement for the conversion of the former Prior department store on Sofijské náměstí. Based on the concession, the company will build a building on the site of the department store, which will house a supermarket, a surgery or city apartments, announced Marie Machynková from the communication department of the city district.
The BAK construction company, which will build the new building, has applied for the concession procedure in cooperation with Savills. The concessionaire will have the right to buy a part of the land and subsequently sell the commercial units and apartments to third parties. The municipality will receive a rent every year, which will be at least CZK 10 million per year after the completion of the building. It will then take over the building free of charge at the end of the 50-year concession period.
In addition to the supermarket, the new building will contain two floors of additional shops, a floor for offices or surgeries and four floors of council flats. According to information from the town hall, the council has also approved a request for a study of the future building, which will reflect the requirements of the town district and the residents of the surrounding houses. “The plan includes not only the solution of the former Prior apartment building, but also the adjacent properties and a study of the entire area,” said deputy mayor Petr Šula (TOP 09). The new building could also house a post office and a branch of the town library, he said.
The Priory building on Sofijské náměstí was built in the late 1980s and is the property of the City of Prague, permanently entrusted to the management of the municipal district. In 2007, the Prague 12 administration planned to use the building as a new town hall, but it was built on Generál Šiška Street. Now most of the premises are empty and, with the exception of the reconstructed passage on the ground floor, the technical facilities are still original. The town hall has no money for the reconstruction, so it decided to find a partner in the private sector.
