The Prague 12 town hall will receive a total of roughly CZK 17 million from the construction company Trigema for the planned housing development in Kamýk. This follows from the contract with the investor, which was approved by the city district councillors. It is not yet known when the construction will start. The construction of high-rise buildings in Vosátkova Street has long been disliked by some residents or the previous management of the town hall, so the company has redesigned and downsized the project.
On the site of the former shopping centre, buildings with nine and fifteen floors with apartments for about 300 people and underground garages are to be built. According to the contract, the investor is to contribute CZK 12 million to compensate for the impact of the development on transport, services or peace in the area, and CZK 5.28 million to build new parking spaces. The agreement also includes the reconstruction of the Větrníček kindergarten and the construction of a new grocery store and other goods or the provision of a sufficient expansion of the range of existing shops.
The construction by Trigema and the town hall’s contract with the investor have been criticised by the opposition Pirates, who say the project is oversized and not only degrades the area around the planned development, but also significantly worsens the quality of life of the people who already live there. Opposition councillor Michal Macek (Pirates) said the new council does not defend the interests of the citizens.
“The construction in the area is unpleasant, but that is why we have the contribs, to get funds from the investors so that we can improve the area around the buildings, so that it brings something to the surrounding residents,” said Vojtěch Kos (ODS), the mayor of Prague 12.
At least during the construction period, he said, a temporary grocery store would be set up on the neighbouring land under contract to ensure the availability of goods for locals until the project is completed. He said that Trigema, as the investor, is also fulfilling all legal conditions during the construction.
Some of the residents of the twelfth district, who have also petitioned against the construction in the past, are bothered by the height of the buildings, among other things. According to the original project, the towers were supposed to have 18 and 14 floors above ground. A modified proposal with a lower number of floors was then supported by the Institute of Planning and Development in 2021 and the Prague City Hall planning authority also issued a favourable opinion. Kos then said that the investor is building on private land and the municipality is not issuing any permits and has no major influence on the development.
The construction project should now proceed in a merged planning and construction procedure. Trigema is planning a number of other housing projects in Prague, with plans to build about 1,000 rental apartments by the end of 2029, for example in Nové Butovice, Lihovar Smíchov or in Karlín, at a cost of about CZK 13bn.
