Prague 4 will appeal against the zoning decision to build a tower on Budějovická

The City Hall of Prague 4 is appealing against the zoning decision to build a tower on the corner of Budějovická and Vyskočilova streets. The town hall has long disagreed with the construction and the construction is also in conflict with the zoning plan, according to City Hall spokesman Jiří Bigas. In November this year, the Municipal Department of the Building Regulations ordered the Prague 4 Building Authority to issue a decision. Last week, the municipality defended itself by saying that it was a procedural step to eliminate the inactivity of the building authority, and the municipality did not assess the very essence of the legitimacy of the construction.

According to the fourth part of the city, the AC Budějovická building planned by the developer Opal Real is oversized, it will worsen the quality of life and the traffic situation. The locals have previously issued a petition against the construction of a house up to 72 meters high, and the town hall has issued several dissenting opinions.

“Our city district has been patiently repeating its fundamental disagreement with such an oversized construction as early as 2014 and will continue to apply it at all stages of the proceedings. 1850 inhabitants who have not changed their opinion, and we will not change it either. We will, of course, appeal against the decision on the location of the AC Budějovická building,” said Councilor Patrik Opa (ODS).

The city council insists that the nineteen-storey AC Budějovická building is not in line with the zoning plan, especially with regard to its height, specifically with the limits of possible development in the stabilized area. This follows from the expert opinions that the town hall had prepared, as well as from the decision of the municipal department of the building regulations of 1 February 2016. However, the municipality changed its resolution on 25 November this year. According to city hall officials, this happened without giving a reason.

The new AC Budějovická house is to have a regular, almost square floor plan with a slightly sloping corner parallel to Vyskočilová Street. It should be up to 72 meters high with 19 above-ground and five underground floors with 70 garage spaces. The tower is to offer up to 12,000 sqm of offices.

About five years ago, the locals opposed the construction and wrote a petition signed by about two thousand people. According to the petitioners, the building will attract hundreds of cars to Krč, which will worsen the environment and increase noise.
