Prague Parvi Cibulka residential project well underway

YIT has successfully completed the rough construction of the unique Parvi Cibulka residential project, which is being created in Prague’s Košíře by rebuilding the former Meopta factory. A total of 150 low-energy loft-type apartments will be built here in several variants – with high ceilings, built-in floors, galleries, skyboxes or roof terraces. The final approval of the units is planned for the summer of 2022 and the new residents will then be able to move at the end of the same year.

Currently, in the Parvi Cibulka project, windows have been installed on the 1st to 5th floors. Walls and partitions, steel structures of galleries and wiring of technical equipment of the building are now being installed in the housing units. The developer chose interior laminated walls made of the most modern material with an emphasis on excellent acoustic insulation properties. The highest comfort for future owners is achieved by cladding with a plate with increased load-bearing capacity and, for example, when using a standard screw, it holds up to 34 kg per anchor point. In addition, no pre-drilling or dowels are required when hanging objects.

Furthermore, multi-layer wooden bioboards for galleries are installed in the flats and rough floors are laid in the dry construction system. Of course, the work also proceeds on the facade, where thermal insulation and facade tapes are glued while maintaining their original form. In the common areas, the implementation of elevator shafts, water connections and boiler room continues.

The architectural design of the project was taken care of by the renowned architect Jakub Cigler, who preserved the industrial character of the building and harmonized it with modern Finnish elements, when, for example, he bet on interiors combining natural materials with glass, steel and bricks. “The Meopta building has dominated the Cibulka skyline since the 1960s, and it has always seemed to me like a large steamer moored in part of the city. I tried to keep this dignity throughout the project. Parvi Cibulka basically consists of seven apartment buildings in a row, but thanks to the central entrance with services in the passage, it also acts as a residential palace, ”adds the architect Cigler.

In the former factory, the developer will create a total of 150 housing units with layouts from 1 + kk to 5 + kk and sizes from 44 m2 to 250 m2 in many variants. “Parvi Cibulka attracts those interested in modern living who want their home to have style and breathe a unique atmosphere. In addition to the industrial elements of loft housing, they especially appreciate the high degree of variability of housing solutions, from which everyone can choose according to their needs, “says YIT Stavo Sales Director Dana Bartoňová, adding:” For example, Kreativ units can be expanded family planning more children. The upper floors of the building are then reserved for single-storey Panorama apartments. These will also include four unique penthouses, glazed around the perimeter and with magnificent views of Prague, which lovers of luxury will fall in love with. They will be complemented by above-standard technical solutions and large roof terraces with green gardens. ”Other units marked Gallery are classic lofts with a built-in gallery. The Duplex category offers standard duplex apartments with two floors. The units named Industrial, in turn, have a special ceiling height of up to 4.5 meters, which ensures a sunny and airy interior. For those interested, YIT has prepared a model apartment, which can be visited by arrangement with sales representatives.

The building with six floors above ground also includes nine commercial areas, in which, for example, a café or a space for a smaller fitness center will be created. The project will include carriage houses, rooms for washing bicycles and dogs and a shared workshop. Parvi Cibulka stands opposite the already completed Aalto Cibulka residence. Both are connected by a shared reception and a 7,000 m2 private park. It is intended exclusively for residents who can relax on many benches while looking at the soothing water element and at the same time let their children make full use of the playground in peace and security.

The project is literally surrounded by nature, just a few steps from it begins the Košíře-Motol Nature Park. It is full of romantic nooks, which encourages long walks. You can also spend your free time on the nearby nine-hole golf course, in the center of Squashpark Cibulka or on go-karts in Greyhound Park. Children will appreciate the ride in the legendary historic motorbike, whose stop is just a 5-minute walk from the project.

The location has good civic amenities and excellent connections to the city center. In just 10 minutes by car you can reach the center of Smíchov, which offers many opportunities for shopping and entertainment. In addition, there is a bus stop right next to Parvi Cibulka, providing connections to the tram or metro.
