Prague said it will greenlight construction in the city’s large development areas before the new master plan is approved. Developers will be encouraged to build in brownfields based on planning studies the city will prepare for these locations. This will allow developers to work on projects in locations with construction bans in place. The Metropolitan plan is not expected to go into effect until 2022. The Institute for Planning and Development (IPR) put together a list of 15 prime locations, including the area Penta wants to redevelop around the Masaryk station in Prague 1 and the Smíchov railway station in Prague 5 where Sekyra Group plans to build a new neighborhood. The planning studies may also be used as more detailed versions of the Metropolitan Plan once it has been completed.
