Project Profile Review: Westgate Park Rudna

Westgate Park Rudna is a strategically located industrial project offering a wide variety of storage and logistics facilities. Place on the western edge of Prague on the motorway to Germany, tenants gain unbeatable access both to the largest consumer market in the Czech Republic as well as an easy connection to Europe’s strongest economy. At present the park is able to offer 13,000 sqm of dry storage space, 7,600 sqm of chilled and frozen storage along with 1,200 sqm of secured mezzanine storage area. In addition, tenants are able to lease more than 6,000 sqm of modern office space.

In addition to providing excellent access for trucks, the park is serviced by public transport to the surrounding towns, to the Prague metro network and the city’s international airport, which is just 6 kilometers distant.

The existing building park will be refurbished in the near future with a new facade while improvements will be made to the office and social areas. In addition to space within the current building, the park is able to offer significant space for growth. Permits are currently in place for the construction of another 33,000 sqm and another 24,000 sqm will be obtained.

The phase II of construction will offer 15,876 sqm of new storage and logistics space, built on a 24×12 meter grid suitable for cross docking on floors with a loading limit of 5 tons per square meter. The future space, which will feature a 10 meter clear storage height, 5 ton floor capacity, sprinklers, and skylights. The planned Phase III of the project will offer identical specifications in 17,396 sqm of new space, and a fourth phase of 24,000 sqm is also envisioned.

The project was acquired by Europa Capital, on behalf of Europa Fund IV and is locally managed and operated by the Charnwood Company.
