30 June 2022

PROPCO, a developer focused on small warehouse facilities, has finalized a real estate transaction for DPD Polska Sp. z o.o. The BTS (Build To Suit) facility will be built in Bolesławiec and will provide a total of 2,500 sq m. modern cross-dock space. It is the first project implemented for DPD Polska as part of the development program of regional small-format last mile logistics facilities. The construction of the facility has already started, while the tenant is scheduled to be handed over for use at the turn of 2022/2023.

A modern BTS facility will be built in Bolesławiec, which PROPCO will implement for the needs of DPD Polska Sp. z o.o., the leader of the Polish courier market. The property will provide 2,500 sq m of warehouse and office space to the market. The facility will be located directly at the national road No. 94 in the western part of Bolesławiec. Thanks to its urban location and excellent communication, the facility will play an important role in the final stage of the supply chain of a leading courier company in Poland. A modern cross-dock building will be built on the plot at Gen. Fieldorfa “Nila” Street, which will be adapted to the needs of last mile logistics and serving the constantly developing e-commerce sector. The facility, apart from the cross dock hall, will offer fully finished office space and an individual car park with maneuvering areas typical for this type of operation. The construction of the property is underway, while the tenant is scheduled to be put into use at the turn of 2022 and 2023.

PROPCO’s goal is to implement the principles of sustainable development in its investments, including the use of various types of pro-ecological solutions and innovations. In line with this strategy, the building in Bolesławiec will meet the ESG requirements. The facility will be equipped with infrastructure for electric cars, eventually renewable energy sources will be installed in it, including solar panels and a wind farm.

“We are finalizing the preparatory and procedural works related to the implementation of the BTS facility in Bolesławiec and soon we will be able to start construction for DPD Polska. We see a great demand for last mile warehouse space all over Poland. Customers who are more and more willing to shop online expect from both online stores and logistics operators an efficient supply chain, enabling them to receive parcels on the same or next day from the order. Our goal is to fill the gaps in the market and implement facilities enabling the shortening of the supply chain in the region, such as the one in Bolesławiec for DPD,” said Piotr Klank, PROPCO’s Managing Partner.

PROPCO is a developer of real estate implemented under the program of regional small-format cross-dock facilities, among others for DPD Polska. In addition to providing buildings for courier and logistics companies as part of the Last Mile Logistics (LML) format, PROPCO focuses on the implementation of multifunctional commercial real estate as part of the proprietary program of building small business units Small Business Units (SBU) and larger warehouse and production buildings such as BTS (Build To Suit) or BTO (Build To Own) for both domestic and international clients in cooperation with private and institutional capital investors.

Functional storage halls of smaller sizes can be adapted to various types of activities, therefore they are an ideal solution, among others for logistics operators, e-commerce companies, retail chains, companies from the automotive, FMCG and electronics sectors. The facilities implemented by PROPCO, apart from modern warehouse space, also offer high-standard office space and parking within the property.
