Two model lofts designed by Ivanka Kowalski and OOOOX studio have been joined by another in the Vanguard project. The interior design, called Dreamer, which reflects the design trends of the first republic in a modern concept, was designed by SKULL studio. The last sample loft named Family will be created in the coming months in cooperation with architect Michaela Záhorovská. PSN plans to complete the exclusive Vanguard project, which includes 150 lofts of up to 626 sqm in Prague’s Modřany district, next year. The first shell & core apartments are already gradually being taken over by new owners. There will be a roof terrace, a spa & wellness area with an 18-metre swimming pool and a 24-hour reception with concierge service.
The design of the new Dreamer model loft by SKULL studio reflects (post)industrial architecture with the spirit of early 20th century modernism. For example, the personality of the racer Eliška Junková permeates the entire interior design in the form of decorations. “It is the pioneering era of car racing whose atmosphere influences the loft’s appearance. We drew inspiration from the interwar period, when people looked to the starry future, discovered new technologies and knew no limits. This coincides with our vision of living in the Vanguard project,” explain the founders of SKULL studio Bet Orten and Matěj Hájek.
The open space is dominated by a central living area. A kitchen with a bar island and a large dining/conference table are situated on one axis. The living area is extended by a built-in area, which co-creates the dynamics of the whole space. The first floor, which also includes a guest bed, serves as an elevated gallery. The bridge below hides a walk-through cloakroom and separate shower and toilet rooms.
“When designing, we obviously worked with the idea that a large open space is the key definition of a loft. We therefore chose movable walls and curtains that allow us to variably structure the living zones without losing the free, airy and free dimension of the space. The generosity of the interior is further accentuated by the insertion of an enamel bath between the bedroom and the lounge with sofa, bookcase and coffee table. The layout of the dining and conference areas, bar and lounge provides a great opportunity for social events, as guests everywhere feel at the centre of the action. At the same time, the interior offers a quiet and undisturbed environment for private conversations on the gallery’s elevated floor,” says Matěj Hájek.
The designers have also incorporated a retractable projection area into the loft, which covers the view through a glass partition to the covered parking garage next to the unit. Other future owners of some of the lofts in the project can also look forward to parking their car or motorcycle at their door. Transportation of a luxury car or vintage vehicle will be taken care of by a special car lift in the middle of the building, which was made possible by the fact that the reinforced concrete skeleton of the former aircraft parts factory can withstand extreme loads. “This is absolutely unique not only in the Czech Republic, but also in Central Europe. Moreover, the car lift moves at a speed comparable to a classic passenger lift. The new owners will thus have every comfort on their way home. For such a specific and unique implementation, we approached the Finnish company KONE, which was the only one that was able to meet our ideas for the implementation,” says Marek Padevět, PSN’s Director of Residential Projects.
The luxury Vanguard project will also offer premium facilities with a wealth of leisure options. In the original concrete civil protection shelter in the basement, a wellness area with a gym and an 18-metre glass swimming pool is being built. A roof terrace will be accessible to all, providing the perfect place to meet and barbecue in the summer shared kitchen. There will also be an outdoor sauna offering pleasant relaxation with views of Prague. There will also be a fitness room, a party room with high quality visual and audio equipment or a massage room in collaboration with a prestigious massage studio. The building is also equipped with special terminals, which, among other things, allow entry using Face ID (facial recognition) or NFC (by attaching a mobile phone).
Following the example of top five-star hotels, a concierge reception is a standard feature. Thanks to its 24-hour operation, it makes living and using all other services of the house as pleasant as possible. “The trained staff that we provide as part of the building management can independently handle everything that is needed and arrange anything that new residents can think of. The concierge service includes everything from picking up incoming packages and mail, to pet sitting and walking, to taking care of flowers and arranging for groceries to be delivered to the apartment, to booking airline tickets or making restaurant reservations, or even servicing and washing the car. For the Vanguard project, we also had a special app developed, through which future residents can communicate with the concierge service, but also control the car lift or book the barbecue terrace, sauna and party rooms or arrange entry for visitors,” adds Marek Padevet.
The industrial part of Modřany is undergoing dynamic development and the former industrial location is becoming an increasingly popular place to live. This district offers good transport accessibility by car and public transport, and the Vanguard project is also surrounded by the necessary civic amenities, be it shops, restaurants, a clinic, schools or services. As far as sports facilities are concerned, the popular Prague cycle path runs close to the project. In close proximity is the nine-hole golf course Golf & Country Club Hodkovičky. For pleasant walks you can go to the forest park a few meters away or along the Vltava River.
